Maintenance technician

Primary Responsibilities :

• Uphold the Company Vision and Values
• Consistently follow all company guidelines and policies
• Complete work orders electronically, stocking the shop, delivering notices to residents, and complete additional tasks as directed by Property Manager.
• Troubleshoot and repair or replace plumbing, electrical equipment, appliances, building lighting and fixtures, as required.
• Responsible for completing lighting and property inspections electronically as often as the property requires.
• Patch damaged drywall, tape seams, then mud and sand. Paint interior of units, if required.
• Clean and maintain pools daily during season. Including, but not limited to : documentation of chemical testing throughout the day.
• Complete pre- and post-inspection follow-up repairs as directed by governmental agencies.
• Remove and replace damaged doors.
• Install countertops and cabinets, as required.
• Sweep or shovel rocks / mulch back into islands and landscape beds, if present.
• Cleanup of property grounds. Pick up trash, debris and cigarette butts around property and dumpsters. Empty trash barrels and ash urns, when present.
• Removal of dog waste on grounds and completing DNA testing if applicable.
• Wash interior and exterior of windows, when directed.
• Water grass and flowers beds, pull weeds, during spring and summer season.
• Sweep or mop entryways, common areas or equipment closets, as needed.
• Sweep or shovel snow from all entrances / sidewalks to full width and length during regular business hours.
• Spread ice melt upon noticing snow or ice on any and all walkways at premises.
• Must comply with The Lund Company Emergency Snow Schedule, when directed.
• Compliance with all company and OSHA safety policies, practices, and maintenance instructions, and procedure manuals.
• Participate in on-call rotation for one week (Friday 5pm to the following Friday at 8am) stretches.
• Complete scheduled preventative maintenance duties.
• Use and maintain all electronic information such as workorders, supply orders, etc.
• Maintain regular and predictable attendance
• Required to clock in and out daily.
• All other duties as assigned.

Education / Experience / Requirements :

• High school diploma or general education degree (GED); or 2-3 years related experience and / or training; or equivalent combination of education and experience.
• Good mechanical skills.
• Working knowledge of OSHA safety policies, practices and procedures.
• Valid EPA certification or must be certified within 90 days of employment. The company will pay for this certification, which consists of the first test and a retake.

Any retakes should be completed within 10 days. If there is a third test, the employee will be responsible for the payment and if there is no pass, the employee will be subject to demotion or separation from the company.

• Valid Driver's License, auto insurance and reliable transportation required.

Must possess both a valid driver's license and a driving record acceptable to The Lund Company's excess liability insurance carrier

Pay Details : $20.00 to $25.00 per hour
