POSITION SUMMARY
Part-time 20 hours per week Maintenance Tech needed at Four Seasons at Kent. The Maintenance Technician is to assist the Property Manager with all maintenance related duties on the property. It is his/her responsibility for responding to maintenance requests as instructed by the Maintenance Supervisor or property staff. This position ensures that the physical aspects of the property meet the Company’s established standards and any applicable local and state laws.

Essential Functions Statement(s):
- Schedules, monitors and or performs preventative maintenance with instruction from the maintenance supervisor.
- Diagnoses problems and repairs, HVAC, Electrical, Plumbing, Minor Carpentry, Minor Drywall and Appliance repairs. Other diagnostics and repair may be needed with the direction of the Maintenance Supervisor.
- Respond to service requests, assist in preventative maintenance, correcting liabilities and handles other projects as they arise.
- Meet the demands of all service work orders and make ready activity in vacant units within a specified time is of critical importance.
- Inspect and help coordinate all needed make-ready repairs and services. Assists make-ready staff as required to meet deadlines.
- Reports all major repairs and need requisitions to maintenance supervisor and property manager prior to any expenditure of funds.
- Landscaping maintenance and exterior maintenance.
- Diagnose and perform minor and routine maintenance/repair.
- Inspects and helps coordinate all needed make-ready repairs and services.
- Assists make-ready staff as required to meet deadlines.
- Reports all major repairs and need requisitions to maintenance supervisor and property manager prior to any expenditure of funds.
- Change locks and make keys.
- Removes and transfers heavy appliances and equipment from storage area to apartment (or vice versa) as circumstances warrant.
- Assists in moving abandoned furniture, appliances, etc., to dumpster when necessary.
- Be knowledgeable of inventory levels of spare parts and supplies and inform the maintenance supervisor of shortages.
- Assists in keeping grounds neat and free of litter.
- Rakes, sweeps, shovels as circumstances warrant.
- Performs any additional duties assigned by maintenance supervisor and property manager.
- Assist at other AGPM Sites when required by their direct or indirect supervisor.
- Ability to rotate Maintenance On Call 24/7, 365 days per year.
Preventative Maintenance/Safety:
- Constantly be aware of the condition of apartment property throughout the community and immediately initiates action to correct unsafe conditions; e.g., broken gates leading to the pool, broken steps, open holes, broken/burned out exterior lights.
- Schedules and performs routine preventive maintenance on all appropriate equipment as directed by maintenance supervisor and property manager. Inspects and maintains all tools in excellent condition.
- Performs work area clean-up and safety related duties.

SKILLS & ABILITIES
Education : High School Graduate or General Education Degree (GED)
Experience : One to two years related experience
Certificates & Licenses:
Valid driver’s license and proof of automobile insurance
Frequent need to utilize personal transportation
EPA Certification
CPO Certification
Salary : $17 - $18
