Regional Manager

Location: Remote

Travel Requirements: 35-60%

Compensation: $55,000-65,000 plus eligibility for 10% annual performance-based bonus

Overall Responsibility:

Reporting to a Regional Director, the Regional Manager, is the first-line representative to a defined set of properties and their managers within an assigned region. The Regional Manager’s primary responsibilities are to ensure their assigned properties meet budget and sales goals, comply with marketing and sales campaigns, and is responsible for ensuring the property is staffed, clean, and runs smoothly within the guidelines and policies of the company. In addition to the oversight of the assigned properties, the Regional Manager is responsible for the continued training, development, team member staffing and retention, and team member morale, within their property region.

Primary Functions:

Oversees the operations of assigned properties within their region. This includes but is not limited to:

Team Member Supervision:

o Ensures property coverage by completing a property schedule and working with the team on coverage and staffing, as needed

o Collaborates with the Recruiting and HR team to interview and hire new team members

o Collaborates with the Training team to ensure all team members are trained and developed according to company standards

o Consistently works with the property team members to develop them and facilitate their growth within the company

o Collaborates with the HR team on any performance-related issues as defined in the company policies and guidelines

o Provides performance reviews annually, ensuring completion of a timely submission with reviews and feedback

o Guide, assist and support the property team in their day-to-day questions, concerns, and any property related issues

o Sets high expectations for excellent customer service and holds their team accountable o Lead weekly team meetings to ensure the property teams are being provided updates on company policies, procedures, and training. Utilizing this time to develop the team and incorporate team member growth, development, and team building.

o Consistently applies and ensures that company policies and procedures are followed

o Ensures that the team members are working within the core values of the company

o Consistently leads the team within the We Care culture

Property Related Management:

  • Visits each assigned property within their region at least once monthly. This visit will be onsite and in-person and may require travel by plane/car. The onsite visit should include the completion of:

o A property audit and completion of a property visit checklist

o Training, development, and relationship building with the property team member

o Reviews of all property level reports with the onsite team member, reviewing that current revenue and budget are being met

o Audits the property financials, cash drawer, and petty cash

o Inspects properties to ensure the highest standards are maintained; evaluates maintenance, grounds, and housekeeping operations

o Completion of the property maintenance checklist, and ensure completion of the maintenance projects

o Ensures that cleanliness standards are met in the office, restrooms, grounds, and vacant units are cleaned on a timely basis by the property team

o Review property maintenance and Cap-X projects to view status, and report results back to the property owner and operational leadership

o Additional property visits may be done virtually throughout the month. Continued contact including email, phone, and through Teams is required.

  • Work with company leadership and property owners to ensure the following:

o Preparation of annual operating and capital budgets.

o Monitors and makes recommendations on budget performance and prepares a monthly summary report to property owners.

o Ensures that the properties are operating within prescribed budgets regarding expenses and revenue and recommends improvements when/where needed.

o Communicates operating results by submitting accurate and timely reports and furnishing financial information as requested.

o Regularly meets with property owners to provide updates on the status of their asset – this may include both onsite and virtual meetings, as directed by the property owner

o Build solid, positive, and professional working relationships with the property owners o Work with the property owner to discuss property needs, additional expenses, or lead property improvements, as directed by the property owner

Additional Key Responsibilities:

o Implement new ideas and concepts that would help enhance product services to both existing and potential customers

o Drive area sales and profit plans to budget consistently across all facilities.

o Consistently monitor, suggests, and implements adjustments as needed at the property level to help ensure that expenses are being controlled and that overall revenue is either meeting or exceeding expectations.

o Resolve both tenant, property owner and team member issues in an effective, professional, timely and positive manner

o Escalated point of contact for any property tenant issues concerns and support o Lead and resolve any property related claims, incident, or injuries by working with the internal department, per company policy

o Recommend and implement marketing strategies based on competitive information

o Consistently meet with the Marketing Department to review monthly marketing results, studies, and property marketing performance

o Regularly meets with other internal department heads to discuss department related strategies to help ensure the growth and success of the properties within the region

o Works with the Revenue Management team to monitor rates, specials, and other revenue related factors at the property to ensure maximum earnings potential for the property

Supervisory Responsibilities:

  • Leadership and supervision of 6-12 or more properties within an assigned region
  • Directly Supervises Senior General Managers, General Managers and/or Property Managers
  • Reports to the Regional Director and/or VP of Operations

Required Skills/Abilities:

  • Detail oriented and highly organized
  • Excellent time management skills with the ability to prioritize tasks
  • Excellent verbal and written communication skills, including ability to effectively communicate and internal and external customers
  • Excellent computer proficiency (MS Office – Word, Excel, Outlook and Teams)
  • Ability to lead a team within the companies core values and in alignment with the company's We Care culture
  • Well-balanced personal and managerial style: professional approach to people and problems
  • Ability to work independently and to carry out assignments to completion within parameters of instructions given, prescribed routines, and standard accepted practices.
  • Proficient with Web Browsers – Property Management software and many other tools used are web-based

Regional Manager

Other Requirements:

  • The ability and flexibility to travel by car or airplane up to 60%
  • The ability and flexibility to travel away from home for up to one week at a time, as requested
  • The ability to sit for extended periods, including but not limited to 8 hours at a time
  • The ability to stand for extended periods, including but not limited to 8 hours at a time
  • The ability to walk for extended periods
  • The ability to lift at least 50 lbs.
  • The ability to sit for prolonged periods working at a desk on a computer
  • The ability to constantly operate a computer and other office equipment

Education and Experience Requirements:

  • 3-5 years of experience in a supervisory level role within the storage industry is required
  • High school diploma or GED required; bachelor’s degree preferred
  • Experience working remotely with travel requirements, highly preferred
  • Experience utilizing DoorSwap, highly preferred
  • Experience utilizing Salesforce, highly preferred

Job Type: Full-time

Pay: $55,000.00 - $65,000.00 per year
