FCI Residential is a part of Florida Crystals Corporation's real estate division, which focuses on multi-family residential development in urban and in-fill areas. The real estate division currently has approximately 3,300 units in the development process throughout Florida.
OVERVIEW
Carries out supervisory responsibilities in accordance with the Company's policies and applicable laws. Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding and disciplining employees; addressing complaints and resolving problems. Manages 4-6 Community Managers who supervise a total of 1-10 employees on -site. Responsible for the overall profitability and financial direction, coordination, and evaluation of the communities under his/her supervision.
ESSENTIAL FUNCTIONS:
Personnel
- Recruit, select and place qualified Community Managers
- Interview and approve Maintenance Supervisor and Assistant Manager Candidates
- Provide training and leadership for Community Managers, as well as ongoing supervision and performance evaluation
- Indirectly supervise all on-site employees under his/her supervision, to include reviewing annual performance evaluations and recommended salary adjustments
Financial
- Develop and set project goals to maximize revenue and control expenses
- Complete annual budgets with Community Manager
- Review monthly statements for each property in assigned portfolio
- Complete variance reports monthly with Community Manager
- Attend monthly variance meetings with owner or his representative
- Maximize revenue by control of expenses and/or identifying new sources of income
- Analyze and approve expenditures up to $2,000.00
Business Plan
- Conduct Bi-Monthly inspections per Regional Managers property inspection form of properties to insure compliance with Company policy and to review project operation
- Report recommended maintenance and capital improvements for each property and continually act in a manner such as to maintain and enhance the value of the assets under his/her supervision
- Participate in special assignments form time to time as directed by supervisor, owner or owners representative
Administrative Management
- Review all potential legal problems and inform supervisor, owner or owners representative
- Ensure that Fair Housing Guidelines are being met
- Review safety standards
- Responsible for all necessary measures so that all projects operate in compliance of all local, state and federal law
Marketing
- Create advertising programs to fulfill property performance objectives and ensure maximum cost effectiveness
- Recommend rent adjustments as necessary according to availability based upon monthly/quarterly written review of market conditions
- Complete market surveys on a regular basis and make adjustments according to conditions of the marketplace
- Be knowledgeable about market and competing property performance
- Provide ongoing training for leasing personnel, i.e., monthly sales and marketing seminars
- Review shoppers report with Leasing Associate to ensure that quality, enthusiasm and motivation continues to be the Company standard
- Responsible for implementing and monitoring marketing program so that Company on-site marketing efforts are consistently the best in the industry
- Review lease renewals monthly with Community Managers and set goals
- Assume that in all cases, Company and its employees do not discriminate in housing in any manner whatsoever
Minimum Qualifications
- Education and/or Experience
- High School diploma or equivalent is required. College degree is preferred and multi-site experience is required.
- Minimum5-8 years' experience in luxury residential property management or related field is required.
- Language Skills
- Ability to read, analyzes, and interprets general business periodicals, professional journals, technical procedures, or governmental regulations. Ability to write reports, business correspondence, and procedure manuals. The Ability to effectively present information and respond to questions from groups of managers, clients, customers and the public.
- Variance Reporting / Mathematical Skills
- Ability to work with mathematical concepts such as probability and statistical inference. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
- Reasoning Ability
- Ability to solve practical problems and deal with a variety of variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram or schedule form.
