Vacant Job Title: MAINTENANCE TECHNICIAN
Reports To: RESIDENT/SITE MANAGER
MAINTENANCE TECHNICIAN RESPOSIBILITIES
Responsible for the maintenance and upkeep of the buildings, grounds, and other structures of the Pat’s at Punalu`u Condominium and property. Efficient in the use of skilled equipment and power tools and performs other related duties as assigned.
: Perform building upkeep and repairs, building maintenance. Worker's duties and responsibilities include:
- Performing general repairs and maintenance tasks for buildings, such as window washing, power washing, drywall repair, railing repair, plastering, carpentry, flooring repair, painting, general masonry, pipe work, pool cleaning and maintenance, landscaping, and more.
- Conducting routine maintenance on equipment and building systems
- Regular and frequent checks on the building’s trash room and chute system to ensure proper function to avoid jams and/or to clear jams. Shifting/moving trash dumpsters when full
- Maintaining records of any work and inspections done on-premises
- Performing inventory on repair supplies
- Keeping repair tools and supplies clean and organized.
- Assembling and installing new furniture or equipment
- Ensuring all safety systems are functioning properly, including smoke and carbon monoxide detectors, emergency lights, first-aid stations, etc.
- Completing safety checks on systems and equipment
- Detecting, identifying building issues, maintenance items, safety hazards, code and house rule violations, etc.
- Responding to and completing resident and/or manager maintenance requests.
- Identifying and submission of report for all maintenance and safety discrepancies, malfunctions and/or items needed necessary repairs.

1. General Maintenance experience
2. Ability to follow oral and written instructions
3. Skilled in the use of power equipment and tools
4. Driver's License
5. Experience in Carpentry, Masonry, Painting, and general maintenance tasks.
