Real Estate Analyst
Arnot Realty is seeking a dynamic individual to join our growing team as a Real Estate Analyst. As a key member of our team, you'll dive headfirst into analyzing our deals both quantitatively and qualitatively to uncover the hidden gems, embark on market research as if you were a local, and spot investment opportunities that others miss. You'll work closely with our leadership team to maximize the performance of our real estate portfolio, gaining exposure to a wide array of asset classes and play a crucial role in deals from start to finish.
What You’ll Do
- Cash Flow Connoisseur: Be the mastermind behind the scenes developing the complex cash flow models required to analyze acquisition, development, financing, capital improvement, and new lease opportunities.
- Data Dynamo: Master the art of portfolio management and acquisition databases, including valuation, tax liabilities, diversification, liquidity, debt maturity, and expected returns.
- Due Diligence Detective: Tackle a variety of due diligence materials such as demographics, survey, environmental, title, appraisal, site plan, proforma, purchase agreements, etc. You'll be the Sherlock Holmes of real estate, uncovering all the crucial details.
- Memo Maestro: Crafting investment memos and purchase agreements will be your forte. Get ready to put your writing skills to the test and seal the deal with style.
- Financial Wizard: You'll be keeping a close eye on asset performance, analyzing budgets, and making sure everything stays on track financially.
- Lease Expert: Take the reins in ensuring the accuracy of rental rates, property taxes, and other financial pro-forma assumptions. Excel in reviewing and preparing commercial lease analyses for retail and commercial properties, employing savvy financial modeling techniques, dissecting lease documents with finesse, conducting market comparisons, and setting the stage for property performance benchmarking.
- Trend Tracker: Stay ahead of the curve by keeping up with industry trends, financing markets, and economic outlooks.
You’ll Bring
- Scholarly Expertise: A graduate degree or 5 years’ post undergrad experience in finance, business administration, or real estate, with a strong preference for commercial real estate experience, including extensive quantitative analysis and financial modeling of various asset types.
- Task Juggler: The ability to manage multiple tasks, meet deadlines, respond to requests on a timely basis, and be flexible with changing business needs, while maintaining thoroughness and accuracy.
- Interpersonal Virtuoso: The skills necessary to effectively engage with colleagues, customers, and industry professionals.
- Tech Guru: Strong experience with Microsoft Office; particularly in the use of Excel as a financial modeling tool and a growing desire to explore how AI can contribute to our efforts.

- Be Stationary: Work at a computer and remain stationary for extended periods.
- Exchange Information: Clearly communicate with others verbally and in writing to exchange accurate information.
- Keyboard & Mouse Control: Tolerate repetitive motions that may include the wrists, hands, and fingers.
- Tour Properties: Move about properties often including ascending/descending stairs or ladders and traverse uneven ground.
