Job Summary
The Service Manager acts as a team leader for the maintenance staff, delegating, supervising, directing and scheduling the work of the department, which may include Service Technician(s), Groundskeeper(s), Painter(s), and/or Housekeeper(s), depending on the staffing needs of the community. Must also communicate and coordinate with vendors and outside contractors as required. Primary responsibilities include the hands-on maintenance of the community, including overall inspection, repair, and general maintenance of apartments, grounds, common areas, and other interior/exterior areas.
Essential Responsibilities
- Ensures that maintenance staff performs to Arlington Properties standards, vacant units are market ready, and service requests are handled in a prompt, courteous and efficient manner.
- As a team leader, responsible for the training and supervision of community maintenance staff. Typically involved with the Community Manager in hiring, interviewing, training and performance reviews of maintenance staff. Handles disciplinary problems and/or employee relations issues of maintenance staff under direction of the Community Manager.
- Completes refueler community inspections and submits status reports to Community Manager.
- Understands and adheres to operating and capital expense budgets.
- Recommends repair or replacement of any interior/exterior issues.
- Performs various preventive maintenance functions, monitoring maintenance and upkeep of all mechanical equipment, including but not limited to water heaters, HVAC, plumbing, pool pumps, etc.
- Performs various essential maintenance functions such as electrical installations, pool maintenance, light carpentry/construction, replacing door hardware, repairing furnaces and air conditioners, appliance repairs and installations, drywall and painting repairs, etc.
- Orders and controls maintenance inventory.
- Works along with the general maintenance staff in maintaining grounds and common areas and keeping them clean and in good working order.
- May assist in monitoring capital improvement and/or construction projects as required.
- Understands and complies with Fair Housing laws and standards.
- Coordinates and communicates with vendors and/or contractors as directed.
- Maintains open communication with the Community Manager, and communicates professionally and respectfully with all residents, colleagues, vendors and supervisors.

Qualifications
High school diploma or equivalent is required. A minimum of three years verifiable hands-on maintenance experience in areas such as plumbing, electrical, carpentry, HVAC, etc. is necessary. Supervisory experience is preferred. Excellent communication and interpersonal skills are required. Ability to pass preemployment screenings and possess a valid driver's license.
Machines, Tools and Equipment, Software:
Hand tools normally used in construction, maintenance and landscaping including, but limited to, hedge trimmer, power floor cleaner, carpet shampoo machine, paint sprayer, power drain cleaner, chain saw, key machine, and all chemicals associated with maintenance and landscaping essential job functions. Motorized vehicles.
Physical and Visual Activities
Inside and outside work in all types of weather. Medium to heavy work requiring prolonged or repeated standing, walking, climbing, climbing stairs, climbing ladders, working at heights, stooping, kneeling, crouching and lifting to a maximum of 100 pounds, with frequent lifting and carrying of up to 50 pounds. Good eye/hand coordination is essential. Color perception, the ability to differentiate colors in terms of hue, and the ability to identify a particular color or color combination from memory is required. Must be able to lift and work heavy equipment.
