What are the responsibilities and job description for the Paralegal - Real Estate (Hybrid) position at Ballard Spahr LLP?
Ballard Spahr LLP is seeking high performing and detail-oriented individuals with transactional real estate experience to assist the attorneys in the Real Estate Development and Transactions practice group in our Philadelphia office.
The successful candidates will undertake a range of tasks and responsibilities that include:
- Review title, survey, and title commitments and respond to title and survey comments from counterparties.
- Perform due diligence, coordinate and implement transactions and work with team to close transactions.
- Work with vendors and/or agencies to order various due diligence certificates and searches.
- Work directly with the title companies to finalize title policies for transactions.
- Use project management tools and techniques to assist with work plans, budgeting and tracking.
- Track transaction tasks and phases and communicate progress to team as issues and/or items are resolved.
- Prepare signature page packets and coordinate signatures of various deal participants.
- Assist attorneys in preparation for, and attend, closings.
- Prepare closing indices and binders, and follow up on an extensive array of post-closing matters.
- Conduct research and gather information using general and legal research tools.
- Deed and mortgage satisfaction preparation.
- Handle documentation recordation.
- Research industry databases, publicly-available information from local governments and other sources.
- Other responsibilities as client needs dictate.
This position requires excellent organizational, communication, analytical and critical thinking skills. Exceptional drafting, proof-reading skills. Must be able to work independently, as well as with a team and with clients. Intermediate-level skills working with Microsoft Office applications, document management systems and time-keeping software are necessary.
The ideal candidate for this position will have a college degree and 3 years of commercial real estate and finance experience, preferably within a law firm. Substantial title and survey experience necessary. Must be able to work overtime when needed.
