Maintenance Technician

Job Description Overview:

First Midwest Group is seeking a dedicated Field Maintenance Techician to oversee the maintenance, general upkeep, and janitorial needs for a portfolio of self-storage assets. The ideal candidate will manage all aspects of facility maintenance to ensure clean, safe, and well-functioning properties, supporting the operations team in coordinating tenant move-outs and managing the remote overlock program. This role requires excellent organizational skills, a proactive mindset, and the ability to communicate effectively with the operations team and tenants.

Key Responsibilities:

Facility Maintenance and Upkeep:

• Inspect and ensure proper functioning of mechanical systems, security gates, and access control devices.
• Address and resolve maintenance issues promptly, coordinating repairs with third-party vendors when necessary.
• Perform routine and preventive maintenance activities, including lighting, painting, and grounds maintenance.
• Oversee janitorial activities to maintain a clean and welcoming environment across all properties.

Tenant Support and Move-Out Coordination:

• Assist the operations team in coordinating tenant move-outs, ensuring storage units are inspected and cleaned before re-leasing.
• Respond to tenant inquiries regarding maintenance and facility issues, providing solutions efficiently and courteously.
• Remote Overlock Program Management:
• Monitor the remote overlock program, ensuring delinquent accounts are identified, notified, and overlocked according to company policies.
• Collaborate with the operations team to maintain accurate overlock data and provide support during the resolution process.

Compliance and Safety:

• Maintain a strong understanding of safety regulations, ensuring all work is conducted in compliance with safety guidelines.
• Implement safety measures and emergency protocols, performing regular safety inspections across the portfolio.
• Reporting and Documentation:
• Prepare and maintain detailed maintenance logs, service records, and inspection reports.
• Provide regular updates to the Area Operations Manager regarding maintenance activities and property conditions

Vendor Management:

• Develop and maintain relationships with external vendors, negotiating contracts, and overseeing their performance for outsourced maintenance services.

Special Project Assistance:

• Collaborate with the FMG Maintenance Department on special projects, ensuring proper planning, execution, and completion.
• Work closely with the FMG Construction Department to assist with capital expense planning, bidding, and coordination of major construction projects.

Bidding and Project Management:

• Obtain competitive bids for maintenance and repair projects as needed, ensuring quality and cost-effectiveness.
• Monitor and oversee the execution of these projects, ensuring timely completion and adherence to specifications and budgets.

Qualifications and Skills:

High school diploma or equivalent; technical training or certification preferred.

Proven experience in facility maintenance or a similar role, preferably in the self-storage or commercial real estate industry.

Strong understanding of mechanical systems, basic electrical and plumbing repairs, and janitorial practices.

Effective organizational, time-management, and communication skills.

Proficiency in Microsoft Office Suite and ability to use maintenance management software.

Valid driver's license and willingness to travel between properties in the portfolio.

Job Type: Full-time

Pay: $20.00 - $25.00 per hour

Expected hours: 40 – 45 per week
