What are the responsibilities and job description for the Leasing Consultant position at Carter-Haston?
KEY DUTIES AND RESPONSIBILITIES
The essential functions include, but are not limited to the following:
- Know and exemplify the Carter-Haston Five Basics of Successful Management
- Know and comply with all policies and procedures, including Fair Housing Laws
- Comply with all OHSA regulations and health, safety policies/procedures and environmental laws. Report all unsafe activities and incidents to Community Manager
- Maintain compliance with LMS courses
- Completes daily transactions and tasks related to operation of the community, resident files, collecting rent and all other payments, including enforcing the lease to maximize revenue
- Update and maintain records for move-ins/outs, application status, traffic activity, closing ratios, etc.
- Maintain the organization of files, process applicable paperwork, and proofread all leases and letters for accuracy
- Assist with social media campaigns in collaboration with the marketing team
- Geographical knowledge including directions (major amenities, cultural and dedicated events, shopping, restaurants, and local entertainment)
- Process and maintain prospect traffic and marketing statistics
- Periodically audit lease files for accuracy
- Lease apartments, follow up with those who do not lease, and negotiate renewals within Management and Company Policy
- Assist with gathering information for weekly and monthly reports
- Greets everyone that enters the lobby
- Answer phone calls from prospective residents and make appointments to demonstrate units
- Gathers data for economic trends and assists with marketing initiatives
- May organize community social activities and coordinate monthly newsletter
- Keeps abreast of current trends and changes in the industry and area(s) of
- responsibility by attending internal and external training classes, apartment
- association meetings, and other events, and accessing other information sources
- Shows prospective residents’ apartments and explains occupancy terms, community procedures, parking, office hours, mail, online payment options, etc.
- Complete regular inspection of market ready units and move ins as assigned by Community Manager
- Participate and document property inspections (grounds, common areas, parking lots, move ins, move outs, make-readies, etc.)
- Input service requests and initiate follow-up procedures, including calling residents and obtaining feedback regarding the service performed
- Adhere to established company standards for screening applicants for residency
- Assist and ensure all complaints are handled promptly and appropriately and reported to Community Manager
- Follows established policies and procedures regarding handling sensitive resident information or monies
- Promotes resident satisfaction, retention, and provides customer service by following established industry standards and company policies
- Participate in team efforts to achieve property and company goals
- May conduct surveys of local rental rates and prepare market surveys
- Maintains a professional appearance and predictable attendance record
- Performs other duties as assigned
PREFERRED QUALIFICATIONS (KNOWLEDGE, SKILLS, AND ABILITIES)
- Six months to one year leasing experience
- Marketing experience
- Familiarity with Yardi, OneSite, the NAA lease agreement, and revenue management systems
- Bilingual
- Microsoft Office Suite skills

- High School Diploma or GED equivalent
- Competency to read and write instructions, correspondence, and memos to communicate with internal and external stakeholders
- Organizational skills
- Advanced computer skills

- Ability to add/subtract/multiply/divide in all units of measure, using whole numbers, common fractions, and decimals. Ability to compute rate, ratio, and percent

PHYSICAL DEMANDS
Constant need (66-100% of time) to talk, hear, and the use of hands and fingers to touch, grip or feel. Frequent need (33-66% of time) to stand, walk, sit, use hands and arms for reaching. Occasional need (1-33% of time) to climb or balance; stoop, kneel, crouch, or crawl; and/or smell.
WORKING ENVIRONMENT
Outdoors and indoor office and shop environments with adequate ventilation. Some outdoor exposure to changing weather conditions (for instance, rain, sun, snow, wind, etc.).
Moderate noise level
Manual dexterity sufficient to reach/handle items, work with the fingers, and perceive attributes of objects and materials.
WORK SCHEDULE/HOURS
Regular –40 hours per week, weekends and/or holidays when applicable
Other – on-call as needed,
overtime as approved
TRAVEL
No overnight travel required.

Pay: $18.00 - $20.00 per hour
