ClearHome Storage is seeking a Property Manager for our Jacksonville, FL location, who will be responsible for and accountable to manage the daily store operations using exceptional customer service, sales, and management skills. Communication, attention to detail, and a positive attitude are key qualities for this position. This is a part-time, hourly position for 15 - 20 hours per week.
This position will report directly to the assigned Area Manager and will be responsible for:
- Increasing occupancy by with the goal to maintain 92% occupancy or higher
- Maintaining delinquency rates below 4% while reducing the likelihood of auction sales
- Converting leads into customers, with a 60% or more conversion rate
- Selling products to match customer need, increasing store revenue opportunities
- Maintaining outstanding property maintenance standards while keeping costs to budget
Roles & Responsibilities:
Customer Service/Sales
- Effectively utilize technological tools to manage daily store operations from open to close
- Increase occupancy by renting units and supporting customers through leasing process
- Improve sales objectives by developing thorough understanding of company products and matching those products to customer needs
- Provide professional and swift resolution to customer inquiries and concerns
- Help customers avoid delinquency by processing payments and making collection calls when necessary
- Assist customers in determining the best ways to protect their personal belongings
- Perform other reasonable duties as assigned
Property Operations
- Develop a deep knowledge of the facility and report necessary repairs, incidents, and issues to direct supervisor
- Assess property condition through daily visual inspections, including lock checks to preserve facility safety and security
- Execute light maintenance to maintain curb appeal and clean and prepare storage units for rent
- Clean the property grounds weekly and as needed, including main office, hallways, and restrooms
- Manage auction process and prepare units for auction as dictated by local laws
- Prepare and submit various accurate and complete reports as required
- Perform other reasonable duties as assigned
Physical Requirements
- Sit or stand for up to eight (8) hours per day
- Ability to traverse entire facility for inspection, audit, and touring purposes
- Ability to bend, twist and lift
- Ability to frequently lift or move up to 25 lbs. of pressure; occasionally lift or move up to 40 lbs. of pressure
Qualifications
- Minimum two (2) years in customer service experience
- Minimum one (1) year of retail sales experience
- Facilities management or self-storage experience a plus
- Intermediate to high proficiency with computers and smartphones/tablets
- Strong communication and organizational skills
- Ability to demonstrate effective problem solving, prioritizing, and time management skills
- High degree of initiative, responsibility, and accountability
- Available to work weekends and holidays
