Grade "A" Apartment community seeking maintenance supervisor with the following experience:
EDUCATION and/or EXPERIENCE:
- 3-5 years related experience/training.
- HVAC and EPA certification required.
- Experience with property management software (Yardi, Realpage, Onesite, Entrata) system preferred
- Knowledge of electrical and mechanical aspects of appliance repair
- Knowledge of HVAC troubleshooting and repairs
- Basic understanding and competency in electricity, refrigeration, plumbing, carpentry, appliance repair, and irrigation systems.
- Must be available to work in an “on call” capacity as related to our 24-hour routine maintenance guarantee.

Full Job Description
- Perform, coordinate & supervise activities of maintenance personnel to ensure all maintenance needs are met in a timely manner—including make readies and ground keeping
- Meet daily with Community Manager to communicate & manage workflow of all service requests, make readies and special projects
- Train/coach & review all service, custodial or grounds personnel
- Organize and manage the maintenance shop, inventory of equipment & supplies
- Walk property daily looking for maintenance and resident issues
- Efficient & timely processing of all forms, reports and administrative information
- Special projects & rehabs as needed
- Comply with all company standards, applicable health and safety rules and regulations, as well as applicable local, state, and federal laws
- Make sure all service requests are completed within one (1) business day except in extraordinary circumstances
- Make sure all maintenance and repair work (major and routine) for the apartments, supportive buildings, common areas, breezeways, irrigation systems, and ground are performed
- Make sure turnkey work in vacant apartments which includes but is not limited to debris removal, repairs & replacement, paint, local & key rotation and inspection. Follow the Make Ready Procedure.
- Coordinate housekeeping and carpet & floors repairs as needed with vendors and Community Manager.
- Paint all interior and exterior surfaces related to the apartment community: includes parking lot striping, curbs, handrails, utility devices, and other painted or stained external units
- Perform maintenance, repair, and operational tasks on swimming pool equipment
- Follow the Fair Housing act always
- Responsible for correcting any known life-safety hazard at the site
- Acknowledges receipt of all goods and materials delivered to the property for maintenance repairs
- Supervises and approves all work performed at the site by outside contractors
- Conducts regular safety meeting with maintenance staff and is responsible for ensuring compliance with all Hazardous Materials and MSDS requirements
- Establish the work schedule for maintenance staff
- Assists the Community Manager in planning and administering the maintenance budget
- Ensure the maintenance shop, make ready, and the occupied unit you might be working in is to be neat and organized when work completed at all locations
- Notify Community Manager of all conditions that are unsafe or are areas of concern. Include your recommendations for resolving the situation
- Make sure after-hours emergency response is being handled
- Perform and complete Preventive Maintenance Report bi-annually on all units
- Creates and maintains a positive environment for staff and promotes a high quality of rental-living experience for the residents

Pay: $23.00 - $25.00 per hour
