What are the responsibilities and job description for the Director of Property Management position at Cross Key Management?
We Need:
An experienced and proven property manager to oversee our property managers, coordinators, and maintenance team at our growing property management company.
We work with investors and owners (this is not a one owner / one or two buildings role) all over the Lehigh Valley and beyond offering the very best services in property management.
You Will:
- Help us grow the team (property managers, coordinators and maintenance)
- Nurture and lead the existing team
- Bring in new owners and properties
- Strengthen our relationships with our existing owners
- Find new ways to add value - to the company, our owners, your role
- Manage the day-to-day work flow
- Assist Property Managers when needed
Our Property Managers:
- Establishes rental rate by surveying local rental rates; calculating overhead costs, depreciation, taxes, and profit goals.
- Attracts tenants by advertising vacancies; obtaining referrals from current tenants; explaining advantages of location and services; showing units.
- Contracts with tenants by negotiating leases; collecting security deposit.
- Tracking lease renewal, renewal increases and non-renewals.
- Run monthly reporting on property financials, tenant delinquency and vacancy reports
- Accomplishes financial objectives by collecting rents; paying bills; forecasting requirements; preparing an annual budget; scheduling expenditures; analyzing variances; initiating corrective action
- Maintains property by investigating and resolving tenant complaints; enforcing rules of occupancy; inspecting vacant units and completing repairs; planning renovations; contracting with landscaping and snow removal services
- Maintains building systems by contracting for maintenance services; supervising repairs.
- Secures property by contracting with security patrol service; installing and maintaining security devices; establishing and enforcing precautionary policies and procedures; responding to emergencies.
- Enforces occupancy policies and procedures by confronting violators.
- Prepares reports by collecting, analyzing, and summarizing data and trends.
- Updates job knowledge by participating in educational opportunities; reading professional publications; maintaining personal networks; participating in professional organizations.
- Pay owner disbursements on a monthly basis and prepare and send owner packets with detailed financial statements.
- Eviction proceedings against nonpaying or hold over tenants. Filing and court appearances on behalf of property owner.
- Accomplishes organization goals by accepting ownership for accomplishing new and different requests; exploring opportunities to add value to job accomplishments.
- Follow all fair housing requirements and guidelines
Salary : $55,000 - $62,000
