Job purpose
As a Leasing Director, you will play a critical role in showcasing and leasing our diverse portfolio of residential and commercial properties to prospective tenants. Your exceptional communication skills, attention to detail, and customer-centric approach will contribute to creating a positive experience for both current and potential clients. This position reports directly to the Vice President of Property Management.
Responsibilities:
1. Potential Tenant Interaction: Be the primary point of contact for potential tenants, providing exceptional customer service while showcasing properties and answering inquiries about available units.
2. Property Showings: Conduct property tours for prospective tenants, highlighting key features and benefits of each property to match their needs and preferences.
3. Application Management: Facilitate the application process for prospective tenants, ensuring all required documents are collected, reviewed, and processed in a timely manner.
4. Tenant Screening: Conduct thorough background checks and credit screenings to assess the suitability of potential tenants according to company guidelines and policies.
5. Lease Negotiation: Collaborate with the leasing manager to negotiate lease terms, rental rates, and lease agreements, ensuring compliance with company policies and legal requirements.
6. Market Research: Stay informed about local real estate market trends, competitors, and rental rates to provide valuable insights and recommendations to management.
7. Property Maintenance: Collaborate with the property management team to ensure units are well-maintained and ready for move-in.
8. Marketing and Advertising: Assist in developing marketing strategies to promote available properties through online listings, social media, and other marketing channels.
9. Administrative Tasks: Maintain accurate records of all tenant interactions, applications, and leasing activities. Utilize property management software to manage listings and documentation efficiently.
10. Legal Compliance: Ensure adherence to all applicable laws, regulations, and fair housing practices throughout the leasing process.
11. Client Relations: Foster positive relationships with tenants, landlords, and property owners to enhance overall tenant satisfaction and retention.
12. Oversee the leasing team and make sure they are reaching all KPI's and benchmarks.
Qualifications:
- High school diploma or equivalent; a bachelor's degree in business, real estate, or related field is preferred.
- Proven experience in sales, customer service, or real estate leasing is a plus.
- Strong communication skills with the ability to interact professionally with diverse clients.
- Familiarity with fair housing regulations and leasing processes.
- Exceptional negotiation and persuasion skills.
- Detail-oriented with excellent organizational and time management abilities.
- Proficiency in using property management software and computer applications.
- Self-motivated and able to work both independently and as part of a team.
- Flexibility to work weekends and evenings, as needed.
