POSITION SUMMARY
The Maintenance Technician position is responsible for the timely completion of assigned duties and work schedule routine, emergency and preventive maintenance duties to ensure long-term viability of the property, perform exterior and interior property maintenance, prepare apartments and homes to be made ready for lease.
DUTIES AND RESPONSIBILITIES

• Responding to and completing all assigned service requests/work orders efficiently, courteously and in a timely manner – within one (1) business day whenever possible
• Resolving maintenance issues including HVAC, plumbing, electrical, carpentry and appliance repair.
• Responding promptly to company calls, including prioritization of service requests and/or schedules.
• Preparing vacant apartments and homes for market ready status through turn-over repairs and improvement.
• Preventative maintenance and repair on HVAC and other mechanical systems as scheduled.
• Snow removal, cleaning and maintenance of grounds, including common areas (as necessary).
• Coordinating repair with approved vendors as necessary.
• Maintaining the maintenance shop or storage areas in a clean, orderly and secure fashion.
• Providing residents with outstanding customer service and representing the ENTRUST brand positively and professionally at all times.
• Maintaining the physical condition of the community.
• Complying with all state, federal and local Fair Housing laws.
• Complying with company policies, and state & federal safety practices and regulations.
• All other duties as assigned.

Education / Licensure:
HS Diploma or equivalent required.

• HVAC Certifications preferred.

Experience:

• Regular and reliable transportation.
• Ability to communicate in written and verbal format with outside vendors, customers, tenants and co-workers.
• Evening and weekend availability as needed may be required.

• Ability to walk, bend, stand, and stoop frequently
• Ability to lift up to 45 lbs. on frequently
• Ability to push up to 25 lbs. on frequently
• Ability to lift above head on frequently
• Ability to operate tools and maintenance equipment using manual dexterity of hands and arms
• Ability to communicate in written and verbal format frequently
• Ability to operate a cell phone and/or other technical devices used by the company frequently

WORK ENVIROMENT OF MAINTENANCE TECHNICIAN
This position of Maintenance Technician involves working in and outside during all seasons and types of weather conditions.

Job Type: Full-time

Pay: $17.00 - $20.00 per hour
