Position Summary Fairfield Residential (“Fairfield”) is looking for a full-time, experienced Portfolio Manager professional to join the Fairfield team in San Diego, CA. The candidate must be success-driven and have a thorough understanding of the real estate investment industry and key stakeholders. The executive will serve as Associate Portfolio Manager for the Fairfield Affordable Housing Preservation Fund, the firm’s newest fund offering. This open end fund is a unique offering in the marketplace targeting an underserved segment of the U.S. rental housing market: rent and income regulated affordable housing for low-income residents and families. As an Associate Portfolio Manager within the Fairfield platform, it is expected that the executive will successfully oversee the investment portfolio in order to achieve investment objectives. Responsibilities Work closely with the acquisitions and investment teams to execute the portfolio investment strategy. Serve as a key point of contact for investors, prospects, and Fairfield team leads executing on behalf of the Fairfield Affordable Housing Preservation Fund. Establish, discuss, and explain individual and fund level investment performance, as well as economic and market trends with key stakeholders. Enhance portfolio performance through acquisitions, disposition, and refinancing activity to deliver strong risk-adjusted returns to investors across all market cycles. Underwrite and understand real estate investments and evaluate investment opportunities. Work with internal asset management team to manage investments and maximize fund returns. Manage and work alongside the analyst team to develop research agendas and review/approve financial estimates needed to support the fund and its investors. Prepare and lead the investor reporting process, including quarterly/annual letters and investor inquiries and requests. Review financial models and analyses of investment vehicles Understand and ensure fund is reporting in accordance with all designated reporting standards, notifying the internal team of any changes to reporting guidelines that may impact the fund. Effectively and clearly communicate performance/investment updates to clients and key stakeholders. Participate in new client development and produce presentations for new mandates. Actively manage portfolio construction, compliance, and administration. Evaluate and manage advanced reporting systems and tools. Assist with fundraising and investor due diligence processes. Participate in and lead discussion for the designated fund in meetings (both internal and external). Serve as an internal investor advocate for the Fairfield Affordable Housing Preservation Fund. Ensure the fund remains aligned to all strategic guidelines, notifying senior leadership of risks or significant events which may impact the fund. Qualifications & Experience Minimum of bachelor's degree with 7 years of relevant experience, including experience managing, overseeing or evaluating a core or core plus open-end commingled fund. Knowledge of the open-end fund universe and/or experience in affordable housing preferred. Professional designations (i.e., CFA or CPA) preferred. Experience underwriting and managing acquisitions, dispositions, and financing activities in the multi-family sector. Ability to maintain important relationships with investors, buyers, sellers, and lenders. Strong valuation, due diligence and real estate financial analysis skills. Market analysis skills to support decisions concerning rent rates, capital improvement programs, leasing strategies and property repositioning. Demonstrates a high understanding of both accounting and real estate and private equity investment concepts. Strong leadership skills with ability to effectively communicate with all key stakeholders. Exceptional attention to detail, with strong skills in financial analysis and client facing presentations. Ability to travel as required (investor meetings, conferences, and market/asset visits). Personal Characteristics Excellent interpersonal and communication skills, both internally within Fairfield and externally with clients and the broader market. Nimble thinker with a strong analytical aptitude and business acumen; flexible and able to deal with ambiguity and predict the needs of investors. Possesses a high level of intellectual curiosity and a desire to continuously add to knowledge base. Leadership capabilities complemented by a team-oriented and collaborative nature; able to navigate and work in conjunction with others across multiple strategies and teams. Highest level of integrity and professionalism.
