We are seeking an experienced Asset Manager with a demonstrated history of working in Commercial Real Estate with institutional investors. This is an excellent opportunity for a motivated self-starter possessing strong financial skills, institutional or fund investment management experience, business acumen and leadership to join our Development & Investment team to drive the financial performance of the assets in our portfolio and to create and oversee the execution of property-level strategies. This role will be responsible for overseeing overall investment performance, leasing strategies, operating expense management, capital expenditure plans as well as working with investors and lenders on the individual investments. Additionally, this person will work with the acquisition and underwriting teams on new investments, reviewing underwriting assumptions and leading the physical due diligence efforts on new investment.

Essential Job Functions:

  • Responsible for overall investment performance on acquisitions and completed developments.
  • Lead the execution of individual asset plans to include leasing, expense management, implementation/completion of capital improvements as well as completion of some light development projects, and revision of the asset plans when needed.
  • Analyze, identify, and implement opportunities for value enhancement, improving cash flow and reducing expenses within the portfolio, including dispositions and re-financings. Coordinate with property managers, brokers and other third parties as needed.
  • Monitor the financial performance of investments via financial models and annual budgets, crafting and executing alternate asset strategies as necessary.
  • Compile and present asset management reports to capital partners and senior leadership.
  • Review, analyze and reconcile monthly property financial statements; write standard monthly reports.
  • Manage monthly cash for each asset, monitoring cap ex and other operating expense items.
  • Collect market data and conduct benchmarking analysis to assist in setting property strategy and ensure asset performance is meeting or exceeding that of comparable properties.
  • Manage investor and lender relationships.
  • Foster and maintain positive partner and client relationships.
  • Operate in a collaborative, team-oriented environment.

Education and Experience Requested:

  • Must have an undergraduate degree in Finance or Real Estate, Master’s degree preferred.
  • Minimum of 7 years of relevant asset management experience in office or industrial real estate.
  • Proven financial skills in Financial Statement Analysis, Financial Analysis, and Underwriting.
  • Advanced knowledge of Excel and Argus required.
  • Strong understanding of accounting procedures and financial reports.
  • Excellent oral and written communication skills, good phone skills, organized, able to set priorities and meet deadlines, able to multitask, carefully proofs own work.
  • Proven record of providing excellent customer service, both internal and external
  • Excellent interpersonal skills
  • Effective time manager – Proven ability to consistently manage multiple projects with accuracy and zero missed deadlines.
  • Extremely high energy; fast-paced and driven to succeed. Keen ability to work efficiently autonomously or as a member of a team.
  • Creates, implements, and utilizes efficient systems and methods to maintain a highly organized workspace and office.

* Travel to the properties Required

*Open to location being within the Foundry footprint. Dallas, TX; Charlotte, NC; and Atlanta, GA preferred.
