Handyman

SUMMARY OF THE JOB

Under supervision, the handyperson, is a person skilled at a wide range of repairs, typically around the home. These tasks include trade skills, repair work, maintenance work, are both interior and exterior, and are sometimes described as "side work", "odd jobs" or "fix-up tasks". Specifically, these jobs could be light plumbing jobs such as fixing a leaky toilet or light electric jobs such as changing a light fixture or bulb.

RESPONSABILITIES:

• Perform electrical repairs in community areas, including lights and laundry.
• Ensure mechanical equipment is in working order and fixed as necessary.
• Complete general building cleaning and maintenance.
• Install and replace floors, stairs and piping as needed.
• Repair and paint doors, windows, walls, ceilings, roofs and other parts of the building.
• Maintain trash and recycling receptacles around the facility.
• Maintain and repair air conditioning and heating systems as required.
• Ability to safely use common power and hand tools
• HVAC knowledge and repair skills
• Experience installing and replacing plumbing systems
• Strong communication skills with property management and tenants
• Self-starter with good time management skills

• Perform other duties as assigned.

SUPERVISION

Receives moderate supervision related to specific work activities, assignments, methods, etc; usually receives independent assignments in reference to job activities; instructions are detailed and assignments are typically short-term.

REQUIRED EDUCATION / EXPERIENCE

This position requires a minimum of one year of grounds maintenance experience, or any equivalent combination of comparable knowledge, skills, or ability to complete given assignments.

NECESSARY SKILLS

Job requires being pleasant with others and displaying a cooperative attitude. Job requires being reliable, responsible and dependable. Employee must be able to stand for long periods of time and lift up to 50 lbs. Employee must be able to complete assignments to supervisor’s standards in a timely fashion.

REASONING ABILITY

Ability to apply common sense understanding to carry out simple one or two step instructions. Ability to deal with standardized situations with only occasional or no variables.

LANGUAGE SKILLS

Knowledge of the structure and content of the English and/or Spanish language. Ability to read and comprehend simple instructions, short correspondence, and labels. Ability to write simple correspondence. Ability to effectively present information in one-on-one and small group situations to other employees of the organization. Ability to follow visual and oral instructions.

WORK ENVIRONMENT

The work environment characteristics described here are representative of those an employee encounters while performing the essential functions of this job. Will often be on the company outer grounds, maintaining the overall area and its cleanliness. Will be working in the sun often and will occasionally be in shaded areas. Occasionally will be on the production floor or in the office area as assigned by supervisor.

This job requires moderate physical activity performing somewhat strenuous daily activities of a primarily production/technical nature. While performing the duties of this job, the employee is regularly required to stand, bend, lift and carry material up to 50 lbs. The employee must have manual dexterity sufficient to reach/handle items, work with the fingers and perceive the attributes of objects and materials. The employee is required to quickly move hands, hands together with arms, or two hands to grasp, manipulate, or assemble objects. The employee must bend, stretch, twist, or reach with body, arms, and/or legs. The employee is required to time movements or the movement of a piece of equipment in anticipation of changes in the speed and/or direction of a moving object and make fast, simple, repeated movements of the fingers, hands, and wrists. Specific vision abilities required by this job include close vision, and peripheral vision, depth perception and the ability to adjust the eye to bring an object into focus.
