SUMMARY:
We are currently seeking a Superintendent/Builder in Los Angeles with at least 7 years of experience and/or training or equivalent of education and experience in the construction industry. Qualified candidates will exhibit a professional business image, be an effective communicator and demonstrate good business judgement and discretion. Experience with High Rise projects is a plus. Superintendent/Builder is expected to follow blueprints and point out any potential hazards on the job.
General Contractor/Owner seeking experienced Builder to manage the sub-contractors during the build out of large multi-family projects in Southern California.
ESSENTIAL DUTIES & RESPONSIBILITIES:
The Superintendent /Builder’s duties and responsibilities include, but are not limited to, the following:
- Direct and coordinate with all of the sub-contractors from grading to closeout
- Maintain document continuity between all parties involved
- Conduct technical feasibility studies for new projects to determine any scope holes that need to be addressed
- Develop and manage project schedules
- Develop construction phasing to determine model location and production starts
- Full understanding of applicable building codes
- Conduct daily job walks to monitor progress, enforce quality control and safety, and identify/solve discovered issues
- Coordinate with Garden Staff and trades to resolve site issues
- Participate and lead weekly safety and construction meetings
- To know and follow professional work practices

QUALIFICATIONS:

EDUCATION/EXPERIENCE:
- 7 years’ experience in Project Management related to plan development
- Have an entry level understanding of Bluebeam
- Have a strong understanding of multi-family projects
- Residential High Rise Experience is preferred
TECHNICAL SKILLS REQUIRED:
- To perform this job successfully, an individual should have knowledge and maintain a current forklift operation certificated provided by Cal-OSHA (the Company provides 3rd party OSHA recertification and certification).
- Knowledge of Microsoft Suite as well as Project 2000.
- Understand each discipline’s scope of work and design drawing details.
- Proper cellular phone use according to Company policy.
PHYSICAL DEMANDS:
- Must be able to lift, push, pull, and/or move up to 60 pounds. Regularly required to sit, stand, walk, squat, open doors, climb/ descend stairs.
- Walk jobsite daily, frequent each unit/ roof/ garage/ parameter of building to ensure jobsite safe practices and global project schedule maintenance.
COMMUNICATIONS:
- Must be able to communicate effectively (orally and written) in a professional manner on a regular basis with management and co-workers within the company as well as residents and outside vendors. Works well as part of a team. Ability to manage, lead, and motivate staff. Follows instructions and responds to management’s direction. Offers instructions and direction to support team performance. Takes constructive criticism and uses it as a learning tool.
SUPERVISORY RESPONSIBILITIES:
- This position does not have supervisory responsibilities.
ATTENDANCE AND PUNCTUALITY:
- Is reliable and consistently at work and on time. Willing to travel, and work evenings, weekends and holidays, as needed.
- Meets deadlines and time commitments to co-workers, vendors. Accomplishes projects and tasks within established deadlines.
TRAVEL
- May be required to travel within the Southern California Region.
