Construction Reno Manager

The Renovation Manager will report directly to the Director of Construction and will be responsible for managing and directing all renovation activities for a predetermined number of properties.

The Renovation Manager will supervise and coordinate the activities of subcontractors, vendors and renovation technicians to ensure renovations are completed in its entirety within Ginkgo’s guidelines.

Primary Duties:

  • Direct and manage all activities of the Renovation technicians to ensure their work is completed on-time and up to company standards.
  • Ensure subcontractors and vendors are completing their assigned work within scope and within budget.
  • Coordinate material deliveries to the appropriate units and follow up on any missing/damaged items.
  • Perform pre-walks, progress walks and final punch walks on renovation units on a routine basis.
  • Review OPS and process all subcontractor, vendor payment requests and ensure invoices are accurate and within budget. Ensure all invoices and POs are entered and are properly coded in accordance with the guidelines from accounting.
  • Complete and consistently update the Progress Tracker and Cost Detail Sheet to ensure there is clear communication between the construction team, on-site staff and accounting.
  • Manage schedules of renovation team to ensure work is being completed and the targeted number of units are complete, within turn time expectations.
  • Review and approve payroll for team.
  • Provide training and support to renovation technicians.

Job Requirements:

  • A High School degree or GED is required.
  • A 2 or 4 year degree from an accredited college/university is preferred.
  • A minimum of 3 years of supervisory experience in construction/renovation management or Property Management is required.
  • Computer experience is required. Intermediate experience with Excel is required.
  • OneSite and OPS (or other Property Management/Spend Management system) is preferred.
  • Experience using Project Management software is a plus.
  • Ability to lead and motivate a team, manage schedules and drive business results.
  • A valid driver's license and willingness to travel to multiple properties in a geographic area is required.
  • Occasionally lift and/or move 25-75lbs.
