General Purpose of the Position:

The purpose of this position is to oversee work involving the maintenance, repair and remodeling of the Country Club facilities. The position involves assisting in the implementation, direction and supervision of the Club maintenance program. The superintendent is responsible for the coordination of staff, materials, and equipment used in preventive maintenance, remodeling, and general repair of a wide range of structures. Supervision is exercised over skilled tradesmen, helpers, laborers engaged in electrical, carpentry, plumbing, painting, air-conditioning, and related craft. Assigns work orders with the supervisor and determines the priority level of assignments. Work is performed under general supervision of the Director of Community Operations. Establishes work completion schedules, and reviews completed projects for compliance with job specifications and plans.

Essential Duties and Responsibilities:

· Directs subordinates and personally manages varied building maintenance and construction, including such functions as: carpentry, electrical repair, plumbing, pressure systems, refrigeration, air conditioning, paintings, plastering, interior alteration, swimming pools, and general mechanical repair.

· Develops, administers and documents a comprehensive preventive maintenance program; recommends building repairs and improvements; estimates time, labor and materials required; maintains records; prepares and submits reports; inspects and approves suppliers, selects equipment for purchase and recommends equipment modification.

· Inspects maintenance and construction projects under contract; consults with contractor on installation and future maintenance; advise superiors and contractors of faulty workmanship or material during construction or subsequent warranty period.

· Schedules and maintains the quarterly, semi-annual, and yearly inspections and maintenance of: kitchen hoods, fire sprinkler systems, clubhouse elevators and fire alarm systems.

· Will coordinate and maintain the schedule for fire department and pool/spa inspections.

· Confers with administrative superior regarding equipment, related matters; investigates complaints and recommends remedial actions.

· Maintains and oversees work orders for maintenance and preventative maintenance.

· Maintains individual equipment repair and service records for all building facilities.

· Contacts and obtains outside professional assistance for repairs and projects. Works with purchasing supervisor and administrative services department manager in preparing proper documentation for obtaining bids for needed work.

· Communicates regularly with all maintenance technicians, department heads, and membership, individually, as a group and by email, to ensure good two-way communication concerning maintenance issues.

· Participates in the personnel process for department staff, including, but not limited to hiring, supervision and evaluation of staff performance and identification of staff training needs.

· Responsible for direct contact with all levels of employees within the club. Must establish and maintain close harmonious working relationship with all departments.

· Responsible for creating a high level of service with members and committees in a professional manner.

· Must be able to respond to emergencies within a thirty minute (30) time frame

Skills and Abilities Required:

· Thorough knowledge of buildings and equipment maintenance, repair and construction principles and practices.

· Thorough knowledge of the tools, equipment, materials, and practices of the building and mechanical trades.

· Considerable knowledge of effective supervisory methods and techniques.

· Ability to plan, assign and coordinate complex and varied maintenance and construction projects.

· Ability to recommend purchases, cost saving measures, and assists with the development of the budget for facilities.

· Ability to supervise subordinates in a manner conducive to full performance and high morale.

· Ability to assign projects in the form of plans, sketches, renderings and specifications.

· Ability to plan and execute preventive maintenance programs and budgets for facilities.

· Ability to analyze time, labor and materials requirements, and to estimate and report the costs of proposed projects.

· Ability to keep records and prepare reports in Word and Excel.

· Ability to work independently, conceptualize projects and manage multiple priorities.

· Excellent oral and written communication skills through Outlook and cell phone messaging

· Able to meet and perform the physical requirements and to work effectively in an environment which is typical of this position.

Physical Requirement and Work Environment

· Regularly exposed to moving mechanical parts and outside weather conditions.

· Frequently exposed to fumes or airborne particles and toxic or caustic chemicals.

· Occasionally exposed to wet and/or humid conditions; high, precarious places; extreme cold; extreme heat; risk of electrical shock; and vibration. The noise level in the work environment is usually moderate to loud.

· Frequent lifting, bending, climbing, stooping and pulling.

· Frequent repetitive motions.

· Continuous standing and walking.

Education and/or Experience Required

· Associates Degree in related field.

· Post-secondary vocational training in electrical engineering, HVAC or refrigeration preferred.

· Previous five years or more of maintenance experience in an institutional or business setting, two of which were in a supervisory capacity.
