Golden Rain Foundation (GRF) at Leisure World, Seal Beach is currently recruiting for a full-time Escrow Specialist within our Stock Transfer Department.
This position is not open to LWSB members/residents to lessen the risk of exposing GRF members' confidential financial or personal information.

Your Work Schedule, Compensation & Benefits:
- Full-time, non-exempt (hourly)
- Hours: Monday-Friday 8am-4:30pm
- This position is 100% on-site
- Hourly Pay Range is $24.15 per hour up to $32.99 per hour.

What youll be doing:
In this position, you will be expected Processes documents and transfers shares of stock related to Seal Beach Leisure World Mutual Corporation; provides administrative support for key resident and member processes, including and not limited to maintaining the resident database; processing membership transfer; interacts with other departments, responds to resident, escrow, and staff questions regarding these processes.
You can also expect to:
- Processes all Intents to Withdraw from stock ownership; prepares escrow packets for review and approvals.
- Coordinates inspection requests between On-Site Sales Office or escrow company and Physical Property Department in HomeWise Docs.
- Prepares financial demands and forwards to escrow company for processing.
- Prepares documents related to transfers of ownership of stock; collects fees for transfers.
- Handles telephone calls; types and composes correspondence.
- Analyzes shareholder accounts during the escrow process for any outstanding assessments, legal charges, fines, SRO billing and property taxes.
- Reviews escrow documents and enters information into the property management software.
- Processes escrow checks upon receipt.
As a qualified candidate you will have:
- Must not be a LWSB member/resident.
- Two (2) years experience of relevant experience. HOA experience is a plus.
- Ability to work effectively with GRF staff, shareholders and/or members and family members, Board Directors, On-Site Sales Office personnel and Escrow Officers.
- Skill in office procedures, including filing and telephone etiquette.
- Ability to use computer and knowledge of business software.
- Ability to type 45 words per minute.
- Strong attention to detail.
- Excellent verbal and written communication skills.
