What are the responsibilities and job description for the Groundskeeper position at GrayCo?
Position requires the ability to work any of the seven days of the week, 52 weeks of the year.
Must be able to diagnose problems with and perform the following: Cleaning, Pool Care, Non-technical lighting system maintenance (replace ballast or bulb.)
In addition, the position requires the following skills: Ability to deal well with people, Good verbal communication skills, Ability to maintain a friendly attitude with prospects and residents, Strong customer service orientation, Ability to function effectively as a team player. Position requires the frequent handling and use of cleaning chemicals and general cleaning supplies and equipment. Position requires individuals to be able to use vehicles provided (if any) by the property to transport tools, equipment and supplies around the property.
Position requires individuals to be able to use general maintenance equipment including, but not limited to: handtools, pressure washers, shampooers, blowers, sandblasters, ladders, Freon recovery units, landscape equipment and required safety equipment.
In addition, the position requires frequent chemical handling. Position requires individuals to wear specified maintenance uniform apparel and safety equipment.
Assist in maintaining the physical condition of the property according to company operating and safety standards and ensuring that service requests and repairs are made correctly and in a timely manner.
Position requires the ability to transport or move up to 60 pounds variable distances; the mobility and flexibility to use ladders and to access and work in confined spaces or at heights in excess of eight to nine feet.
Ability to personally perform basic maintenance repair tasks without endangering themselves, residents or fellow associates.
Assist in preparing vacant units for rent ready condition as required.
Make recommendations to maintain a proper inventory of supplies and tools sufficient for providing service and maintaining the property.
Maintain public and common areas of the property in a clean, neat, attractive condition as required by the property and maintenance personagers. Specifically ensuring all grounds, including sidewalks, roofs, pathways, building exteriors and stairways, flower and shrubbery areas are kept free of trash, debris and weeds.
Ensuring windows and commons area furnishings are kept free of debris, dust and grime.
Ground person/Porter will spend 50-90% of their time performing the above duties as well as packaging, removing and/or compacting trash.
Individuals must be able to work outdoors 80-90% of the time and perform work on variable terrain and under variable weather conditions.
Ability to perform job functions with minimal direct supervision. Participate in company training classes, as required. Complete assigned service requests and repairs correctly and in a timely manner.
Clearly communicate with residents and maintain company customer service standards. Abide by the company’s safety program and follow correct, safe work practices at all times.
Read, comprehend and follow equipment operating instructions.
