Part-Time Process Server for Affordable Housing Nonprofit

POSITION DESCRIPTION

Title: Part-Time Process Server

Department: Leasing

Supervisor: Leasing Manager

General Description: The Part-Time Process Server plays a vital role in keeping Greccio in compliance with Colorado and Federal demand letter requirements.

Primary responsibility areas are as follows (subject to modification due to operational need):

1. Deliver rent demand letters to specified individuals or addresses promptly and accurately.

2. Make two attempts at contact during the first business week of the month.

3. Wear a body camera during all interactions while serving demand letters.

4. Engage in face-to-face interactions with individuals when serving demand letters.

5. Maintain professionalism and integrity at all times.

6. Document all attempts and interactions thoroughly and accurately.

7. Drive a personal vehicle to and from properties, excluding the commute to and from the admin building, with mileage reimbursement.

8. Other duties as assigned

Qualifications:

1. High school diploma or equivalent.

2. Previous experience in process serving or related field preferred.

3. Ability to effectively communicate with individuals from diverse backgrounds.

4. Comfortable with confrontation and diffusing potentially tense situations.

5. Flexibility in scheduled hours during first business week of month, up to 12 hours per day.

6. Reliable transportation and valid driver's license.

7. Ability to adhere to strict timelines and schedules.

8. Must pass a background check.
