GENERAL DESCRIPTION

To manage all aspects of scattered-site housing developments, single family housing, and senior/disabled housing per assigned Asset Management Project (AMP); administering the selection, management, and termination of tenants in accordance with GMHA’s Admissions and Continued Occupancy Policy (ACOP), and procedures per Housing Urban Development (HUD) regulations.

ESSENTIAL RESPONSIBILITIES:

  • Regular attendance at work.
  • Adherence to all GMHA Personnel Policies and drug-free workplace policy.
  • Ability to collaborate with persons from diverse, multi-cultural backgrounds.
  • Ability to accomplish essential job duties.
  • Ability to drive and maintain an Ohio driver’s license.

ESSENTIAL JOB DUTIES

1. ASSURE COMPLIANCE WITH PUBLIC HOUSING POLICIES AND PROCEDURES

A. Complete tenant move ins

B. Implement any changes in HUD regulations by updating the ACOP and informing tenants accordingly.

C. Managing Accounts Receivable

D. Managing Continued Occupancy

E. Unit Inspections

F. End of Participation

Other duties as required.

QUALIFICATIONS:

To perform this job successfully, an individual must be able to perform each essential duty satisfactorily.   • High school diploma or equivalent experience/education/training is required and
  • Two (2) years of experience in property management or related field and/ or
  • One (1) year of supervisory leasing and maintenance staff and/or
  • An additional Two (2) years of experience in social services, human services, business management, or property management.
  • Must be flexible and available to work a flexible schedule which may include weekends, depending on the needs of GMHA and upon the directive of the supervisor.
  • Ohio driver's license at the time of placement and be insurable by the Housing Authority's liability and fleet insurance carrier.

* Certified Public Housing Manager (Public Housing Manager) within one year of employment

KNOWLEDGE, SKILLS, AND ABILITIES:

  • Knowledge of agency policies, rules, and procedures; public relations, local agencies, service providers, and public agencies.
  • Ability to communicate effectively in oral and written form; maintain accurate records, establish, and maintain cooperative working relationships with supervisor, associates, participants, and general public.
  • Ability to respect privacy and confidentiality.
  • Ability to work independently, under pressure and with interruptions.
  • Ability to effectively organize and systemize routine work procedures and prepare concise and accurate reports and documentation.
  • Ability to do define and solve problems involving several variables and determine specific actions by gathering information, establishing facts, and drawing valid conclusions.
  • Ability to be firm but fair in working with internal and external customers
  • Ability to collaborate with people of all races and various background, and be sensitive to the needs of low-income families.
  • Ability to use GMHA's housing and word processing software and use other typical modern office equipment.

PHYSICAL DEMANDS AND WORKING CONDITIONS

While performing the duties of this job the employee is typically required to:

  • Subject to sitting, standing, reaching, walking, twisting, and kneeling to perform the essential functions. Working conditions are primarily inside an office environment.
  • Physical requirements include occasional lifting/carrying of up to 30 pounds.
  • Drive a vehicle to conduct work.
  • Hear and speak to exchange information and make presentations.
  • Have dexterity of hands and fingers to operate a computer keyboard and basic office equipment.
  • Sitting or standing for extended periods of time.
  • Contact with dissatisfied, rude, or abusive individuals.

Job Type: Full-time

Pay: $37,000.00 - $42,600.00 per year
