Summary
Residential maintenance technician provides preventative and reactive maintenance in a variety of trades related to apartment maintenance, including HVAC, plumbing, electrical, general carpentry, and equipment repair.
Essential Functions
Diagnose and repair problems in such areas as HVAC, electrical, plumbing, major appliances, carpentry, emergency systems, flooring, hardware accessories, masonry, painting/wallpaper, water features (pools, spas) fitness equipment, and waste management systems
General maintenance of resident apartments, involving basic troubleshooting, appliance repair, electrical work, and plumbing repair
Assist in conducting routine and periodic community inspections to identify safety and risk management concerns, keep the community in good repair, and communicate concerns about the physical needs of the community to management
Diagnoses problems and repairs in the areas of electrical, plumbing, and appliances
Work directly with residents and team members to diagnose, assess and repair issues
May perform painting projects ranging from full interior painting of property units to minor touch up and repair of walls and woodwork
Maintains the grounds, common areas, and amenities
Completes assigned work orders generated from resident requests for service, routine upkeep on the property by diagnosing the source or cause of the defect or problem, and making repairs in accordance with established policies, procedures, safety standards, and code requirements
Completes the make-ready process to prepare vacant apartment homes for leasing and new move-ins by completing the pre-move-out inspection, creating a “punch' list of maintenance work needed, scheduling vendors and contractors as needed, obtaining needed supplies and materials, completing all maintenance tasks, and inspecting completed work
Requirements
1-3 years previous building maintenance experience
General HVAC, plumbing and electric knowledge
Light repair and maintenance
HS or Trade School degree

Pay: $19.00 - $22.00 per hour
