Description
We are looking for an experienced Site Manager to join our growing company in the greater Indianapolis area to serve these residents. Your goal will be to ensure residents have a comfortable and safe living experience through the oversight of day-to-day operations as you impact the profitability of Hometown.
Requirements
- High School Diploma
- Valid Driver’s License
- Proficient in the English language
- 1–5 years experience in respective field
- Proactive and takes initiative
- Strong work ethic
Responsibilities
- Assist in leading the staff associated with this location in a professional and respectful manner
- Complies with company policies, procedures, and standards of ethics and integrity
- Drive, develop, and implement assigned business plans to your area of responsibility in order to achieve tangible goals and operational improvements
- Seek to provide measurable goals that are efficient and producing a Net Income (NI) for the assigned apartment complex
- Oversee creation of annual property budget by working with executive leadership for increases in expenses and capital projects
- Maintain and enforce lease policies, compliance with Fair Housing regulations,, employment laws, building safety and health codes
- Seek to perform duties efficiently and effectively to give residents the best experience possible
- Forecast vacancies and plan accordingly to ensure that 100% occupancy is maintained
- Review delinquency of tenant receivables monthly
- Perform site inspections to maintain curb appeal, assess any maintenance issues, and communicate to maintenance team
- Provide daily, weekly, monthly and quarterly reports as requested by Executive Leadership
- Communicate regularly with your direct reports and staff
- Act as the main point of contact for all property related items, including resident concerns (not including maintenance requests), employee issues, reporting, and vendor concerns
- Adhere to the property budgets and approval of property expenditures
- Respectfully work with vendors who service properties
- Learn and use our property management software as well as digital storage for all files
- Perform additional duties as assigned by supervisor
- Be cooperative and kind with other staff members and residents
- Partner with staff in improving overall efficiencies to improve operational excellence
Skills
- Proven experience as a property manager or experience in respective field
- Great customer service skills
- Detail-oriented and communication skills
- Excellent time management skills
- Strong financial and budgeting experience
