- Basic knowledge of residential homebuilding/construction.
- Meet with homeowners to determine needed repairs and verify warranty claims.
- Supervise subcontractors on scheduled appointments and ensure proper completion of work.
- Ensure the protection of areas of the home being worked on as well as surrounding areas.
- Ensure area cleanliness prior to leaving each day.
- Participate in Customer Service follow-up with homeowners.
- Work with Production Management & other departments to resolve problems and coordinate activities.
- Complete all inspections and required documentation of all warranty requests.
- Maintain Service Database ensuring accurate records of all service requests.
- Perform quality control inspections prior to close to ensure delivery of completed quality homes.
Primary Responsibilities
- Schedule and perform final inspections of a customer’s new home warranty claims.
- Complete New Home Orientation and New Home Delivery prior to closing.
- Educate the homeowner on the operations of the home and warranty process and its limitations.
- Reply to incoming customer requests and provide prompt resolution of customer concerns.
- Review service issues related to production techniques and products, providing recommendations for improvement when appropriate.
- Provide status updates to the management team weekly.
- Supervise the warranty service work of sub-contractors at new home communities.
- Inspect subcontractor's work for quality and ensure it meets JMH standards.
- Interact daily with JMH employees, homeowners, subcontractors, etc. in a professional and polite manner.
- Effectively manage the daily scheduled warranty claims in an organized, efficient, and punctual manner.
- Conduct walkthroughs with homeowners and sub-contractors to determine warranty items and scope of work.
- Document inspections completed repairs, etc. with photos and detailed email updates.
- Provide status updates and document information pertaining to warranty claims, appointments, cancellations, rescheduling, etc. on a regular basis.
Qualifications
- 2 years of prior experience in construction
- Strong time management skills, organizational skills, customer relations experience, and multitasking.
- Must be punctual - starting work on time and arriving at scheduled appointments is expected and required.
- Must be willing to perform physical tasks when necessary. The ability to lift a minimum of 50 pounds, entering crawlspaces and attics, moving material, etc.
- Willingness to learn new things, be teachable, and grow with the company. We are looking to hire someone long-term with the opportunity for advancement in the company.
- Must be honest and trustworthy.
- Ability to perform repairs and punch-list items.
- Must have strong people skills and the ability to communicate clearly.
- Must be able to stick to strict policies and apply them uniformly.
- Must have a good attitude.
- Must have current Driver’s License and clean driving record.
- Must pass a criminal background check and drug test.
