Economic Development Manager
POSITION BRIEF
Responsible for providing direct support services to client's Economic Development Managers in their effort to provide site and facility location services to prospective companies within a specific geographic region. Direct responsibility for handling specific portions of projects as assigned by client’s Managers. Coordination of administrative process dealing with the design and construction of industrial rail spurs to new and/or existing facilities. Initiation and tracking of New Business Review process required for each potential rail location. Assisting in the search for existing track(s) and properties through local operations personnel that match search criteria. Responsible for entering and maintaining data on property, sites, buildings and facilities located adjacent to or served by client rail system. Disseminate information to appropriate client contacts. 25% Travel possible.

Economic Development Manager

PRINCIPAL RESPONSIBILITIES
- Accept and independently complete assignments with a time sensitive delivery date
- Understand, utilize and monitor client's New Business Review process as it relates to new proposed developments and sites on client’s system
- Initiate and coordinate on-site development meetings involving BNSF Managers personnel
- Monitor and influence progress on track construction projects at Industry locations
- Gather information specific to a project to prepare and submit a Contract Preparation Package
- Recommend actions involving sale or lease of railroad tracks and/or property
- Travel to inspect and understand specific projects within specific geographic territories
- Develop knowledge of existing real estate developments or prospective sites and buildings within the territory
- Identify, catalog and maintain client database with specific information on those sites and buildings within the territory
- Perform electronic search, verify and create presentation on available sites and/or buildings based on search requests from prospective customers
- Perform other related duties as assigned
- Working knowledge of transportation principals, logistics concept, real estate principles, economic development process, municipal and state incentive programs
- Understanding of geographic boundaries, zoning concepts, land use and planning, engineering challenges, environmental, surveys and platting
- Understanding the use and need of basic contracts including indemnification, environmental and insurance provisions
- Related bachelor’s degree or equivalent knowledge
- One - five years business experience
- Strong organizational, interpersonal, analytical and communication skills
- Must have ability to work within a satellite office environment
- Must have ability to work independent of direct on site supervision by client
- Thorough working knowledge of Microsoft Word, Excel, Property databases
