Description
As a Make-Ready, you are critical to the property’s ability to meet its weekly readiness and leasing goals. You will use your strong attention to detail to turn over recently vacated apartments and make them ready to rent to new residents.
The How…
You get to use your one-plus years of general maintenance experience to make repairs to all surfaces in the unit, ensure doors and windows are in working order, replace or repair all fixtures, shelving, and lighting, change out HVAC filters, clean or replace damaged carpeting and flooring, paint units, confirm appliances function as expected, and clean the apartment before the move-in date.

Since you enjoy handyman work, you don’t mind pitching in when needed to help the Maintenance team keep up with ongoing facility maintenance and repairs. Your friendly and efficient approach is perfect when engaging with residents about the property.
The Details…
- You will work full-time Monday through Friday at our location. Since maintenance emergencies can happen at any time, this role does require occasional on-call hours as set by the Property Management team.
- During high-traffic holiday periods, the position is scheduled according to Company standards; the supervisor must approve schedules
- While we provide equipment and supplies to complete most work orders, you must maintain your own tool kit to complete work orders. Occasionally, you may need to use either a company-owned vehicle (or your own) to move about the property or to pick up supplies off-site. Therefore, you must have a valid driver’s license to be effective in this position.

*The Company provides at least 40 hours of Paid Sick Leave per year in states with no state mandate. **To be eligible for holiday pay, employees must have completed 90 days of employment and worked the last scheduled day before and the first day after the holiday.

- Demonstrated attention to detail to ensure that all jobs are completed in an exemplary manner and any potential hazards or warning signs of problems are not overlooked
- Familiarity with a variety of tools and materials needed to maintain residential buildings
- Excellent verbal and written communication skills with the ability to write and speak clearly
- Treats everyone with respect and dignity, accepts responsibility and takes ownership of tasks, follows through on commitments, takes initiative and maintains confidentiality
- Excellent organizational skills and attention to detail, strong time management skills with a proven ability to meet goals and deadlines
- Ability to function well in a fast-paced, high-volume environment
- Basic proficiency with Microsoft Office Suite or related software
Education and Experience
- A high school diploma or GED is required, and a minimum of 1 year of relevant work experience, preferably in property management or hospitality
- Prior experience in general building maintenance or painting in a commercial, residential environment preferred, including general handyman work, light carpentry, electrical, or plumbing
- Must be at least 18 years of age
- Valid driver’s license to operate company-owned vehicles or to utilize own vehicle for work
Physical Requirements
- Expected work hours: 7:30 to 5:00, Monday through Friday, with occasional weekends
- Travel: Occasionally, may need to drive a company-owned or personal vehicle for business
- Work environment and physical demands:
- Able to frequently lift or move items weighing up to 25 pounds; occasionally needs to lift or move items weighing up to 50 pounds
- Able to use hands to use and manipulate tools and objects or control equipment; adequate vision to do the same safely; stamina and dexterity
- Able to move about the property to perform assigned tasks and responsibilities, including standing for extended periods, walking, climbing stairs and ladders, stooping, kneeling, crouching, or crawling to perform functions in various weather conditions and variable climates
