Essential Duties and Responsibilities:
- Build a team focused on working together to build a better community, in an environment where your team feels they belong.
- Maintain an organized and trusting office environment where team members are aware of daily goals and how to be successful.
- Work closely with and participate in vendor selection and relations, to ensure quality performance.
- Oversee the develop, planning, and implementation of resident retention strategies.
- Ensure that all service requests are recorded and communicated appropriately with maintenance.
- Prepare, analyze, and evaluate property status reports, such as variance and occupancy reports.
- Ensure visual appeal of property is clean, well maintained and hazard-free.
- Utilize marketing strategies to secure prospective residents.
- Confirm that leasing staff techniques are effective in obtaining closing.
- Continually monitor and analyze traffic reports, conversation ratios, budget guidelines, renewal information, marketing data, etc., to be able to give up to date and proper information when requested by others.
- Ensure excellent customer service is provided to prospective and current residents, and promotes a quality living experience at the community.
- Prepare, execute, and monitor operating budget, ensures expense control, and maintains effective rental collections.
- Maintain budgeted occupancy levels, budgeted rental rates, and other property goals. Prepare and submit property invoices and payroll information, including commissions in accordance with established guidelines.
