The Role
As the Head of Facilities at Enso Village, we are seeking an individual with a unique blend of skills, expertise, and a genuine commitment to enhancing the living experience for our residents. While not an architect, adept at navigating and interpreting complex blueprints, ensuring accurate implementation of projects. Demonstrates a genuine passion for efficiency and sustainability, staying informed about industrial-scale advancements, including solar panels, EV charging stations, and composting. Keeps abreast of industry trends and developments, showcasing a forward-thinking mindset in addressing challenges and incorporating innovative solutions. Possesses in-depth knowledge and understanding of complex California building, safety, and environmental regulations, ensuring Enso Village operates in compliance with the highest standards.
Position Responsibilities
- Partners across the Enso Village operations team to exceed service standards for the entire community.
- Works with all resident-facing functions to create a world-class resident experience.
- Participates in regular huddles, debriefing and planning sessions to ensure seamless execution across the facility.
- Receives and responds to feedback from key internal customers and ensures delivery and follow-up.
- Ensures the facilities and management team provide agreed upon services to residents and staff in accordance with cultural values.
- Facilitates internal resident moves between units, ensuring service standards are maintained
- Oversees long range capital planning for facility.
- Conducts condition assessment to support project scope documentation, ensuring maintainability and reliability of property.
- Oversees the maintenance, installation, upkeep and repair for all physical plant areas, including buildings, grounds, interiors, electrical, plumbing, etc.
- Runs RFPs to hire contractors and vendors; negotiates and manages contracts, sets up scorecards, and manages on-site activities to ensure contracted service.
- Sets up systems to respond to internal repair and fix-it requirements, deploying staff according to urgency and priority.
- Seeks opportunities to make improvements and upgrades to both systems and service as warranted.
- Establishes sustainability and respect for the earth and all its treasures as a criteria for department processes and decision-making.
- Ensures compliance with all EPA and CA environmental regulations, including wastewater.
- Seeks ways to improve sustainability efforts by upgrading equipment and approaches as new tools and strategies become available.
- Keeps apprised of state and local stewardship requirements and informs ELT as required to ensure effective planning and compliance.
- Compiles, manages, tracks and reports on capital asset and maintenance budget
- Partners with resident experience and finance leadership to compile annual budget and subsequent forecasts
- Works with finance leader to track expenditures against budget
- Prepares capital budgets and associated cost estimates for upgrades, constructions, new equipment installation, facilities projects, tools/equipment purchases, repairs, etc
- Oversees the requisition process for necessary equipment, materials, rental equipment or contracted repairs and services
- Directs and oversees the effective design and daily implementation of preventative maintenance program
- Sets up a recurring preventive and predictive maintenance programs to ensure efficiency in preventative maintenance and new equipment installation
- Deploys team to ensure
- Develops and analyzes appropriate KPIs and other metrics to determine effectiveness of programs and makes adjustments as required
- Remains apprised of all federal, state and local laws that apply to residential care and property management
- Ensures that all operating standards on things like fire code, personal safety, HIPAA, pests, infection control, sanitation, recycling, emergency procedures, etc., are built into procedures.
- Trains employees across the facility in emergency preparedness, fire drills, etc.
- Seeks solutions to makes the property safer and more reliable for residents, including things like stairways, walkways, lighting, parking, etc.
- Maintains and submits all required compliance records and document.
- Manages and develops maintenance and housekeeping team
- Partners with the People team to hire, establish wage rates, promote, manage employee lifecycle, etc.
- Ensures team aligns with cultural values and contemplative care commitments
- Performs other duties as required
Position Requirements
- B.S. in Facilities Management, Engineering or related discipline is preferred.
- A minimum of 10 years’ experience leading facilities, maintenance, and construction management as it relates to property or residential living is required. Must have the ability to use blueprints, drawings, schematics,
- Proven skill supervising a maintenance team is required.
- Thorough knowledge of structural, mechanical, electrical, plumbing, life safety, security, grounds, automotive, sustainability, etc., is required. Must be completely familiar with CA building and fire code and environmental regulations.
- Good negotiating skills are required. Must be able to set up and manage a work order system, ensuring SOPs are effectively designed and executed. Experience with HVAC, refrigeration, general contracting etc., is required.
- Critical thinking skills are required, as daily challenges in efficiency will occur – must have strong problem-solving skills to diagnose issues and make adjustments that drive efficiency.
- Must be comfortable with computers to effectively capture relevant data, critical operational notes, etc. in systems.
- Ability to handle multiple tasks, projects and see them through to completion by assigned Must be able to set priorities, manage time and realistic goals for self and team.
- Strongly prefer Spanish language proficiency and/or the willingness to rapidly learn.
- The ability to occasionally travel to other affiliated communities is preferred.

Compensation and Benefits
Enso Village is committed to equal pay and transparency. The annual base salary range for this position is $125,000-$140,000. This salary range provided as a general guideline and compensation decisions are dependent on a variety of factors, including candidate’s work experience, education/training, key skills, external non-profit market data, and business considerations.
