Job Overview:
We are seeking a highly skilled, organized individual who can manage the day to day maintenance of our beautiful apartment community in Norwalk, CT. As the Maintenance Supervisor, you will be responsible for overseeing all aspects of the property's maintenance consisting of buildings the physical grounds, interior and exterior building inspections, grounds maintenance, and preventative maintenance. Your role will involve coordinating maintenance activities, ensuring equipment and systems are functioning properly, and supervising a team of maintenance technicians. The ideal candidate will have strong leadership skills, extensive knowledge of industrial maintenance, and the ability to effectively manage projects.

Responsibilities
· Coordinate and schedule maintenance activities to ensure minimal disruption to operations.
· Oversee a team of maintenance technicians, providing guidance and support as needed.
· Conduct regular inspections of equipment and systems to identify any issues or potential problems.
· Develop and implement preventive maintenance programs to maximize equipment reliability.
· Troubleshoot and diagnose equipment malfunctions, utilizing schematics and technical manuals.
· Fabricate or repair parts as necessary to maintain equipment functionality.
· Manage inventory of spare parts and supplies, ensuring availability when needed.
· Collaborate with other departments to address maintenance-related concerns or requests.
· Maintain accurate records of maintenance activities, including work orders, repairs, and inspections.
· Work with the Property Manager and Leasing staff team to ensure all make-ready repairs and services are completed and on schedule.
· Other tasks or duties as assigned by supervisor.
Education
· A High School education or equivalent is required; a college degree is a plus but not a requirement.
· Ability to fluently read and write English.
· Accurately perform intermediate mathematical functions
Requirements
· At least five years’ experience in residential property management or a related field is required.
· Proven experience in residential maintenance or a related field.
· Strong project management skills with the ability to prioritize tasks and meet deadlines.
· Knowledge of electrical systems, mechanical systems, and other relevant technical areas.
· Proficiency in reading schematics and technical manuals.
· Excellent leadership abilities with the capacity to motivate and inspire a team.
· Effective communication skills in English, both written and verbal.
· Experience in maintenance management or supervisory role preferred.
· Ability to work any of the seven days of the week, 52 weeks of the year.
· Our property staffing limitation makes it critical for you to work your scheduled hours consistently as well as overtime, if necessary, when requested.
· Ability to serve on-call, as scheduled or as necessary.
· Ability to travel to attend various company gatherings either in the general vicinity of your home, property, or in another state.
· Basic computer and Internet knowledge
· Intermediate knowledge of MS Word and Excel; proficiency with Outlook
· Ability to operate and understand personal computer functions and company utilized software packages.
Licenses/Equipment
· A valid driver’s license and current automobile insurance is required; position requires own vehicle to fulfill all of job’s functions.
· HVAC Certification a plus

Pay: $33.00 - $35.00 per hour
