What are the responsibilities and job description for the Contract Maintenance Manager position at King George, LLC?
The Contract Maintenance Manager will report and operate under the supervision of the project manager. The primary responsibilities of this position is to direct, manage, supervise and coordinate all work on the project inclusive of all trades, subcontractors and company employees to meet the work requirements of the project.
Essential Functions:
- They schedule and coordinate all Facility Maintenance and Repair processes, including the selection, hiring, and oversight of specialty trade contractors and labor. Creating, managing and issuing Preventative Maintenance and Corrective Maintenance workorders
- They often work with owners (Military and Government), engineers, architects, and others who are involved in the Contract process.
- CMM will determine the best way to get materials to the site and the most cost-effective plan and schedule for completing the project.
- CMMs will assist with the selection and coordinate trade contractors to complete specific pieces of the project.
- They determine the labor requirements and, in some cases, supervise or monitor the hiring and dismissal of workers.
- CMM direct and monitor the progress of Facility Maintenance and Repair activities.
- They oversee the delivery and use of materials, tools, and equipment; worker productivity and safety; and the quality of construction.
- They are responsible for obtaining all necessary permits and licenses and, direct or monitor compliance with building and safety codes, other regulations, and requirements.
- Maintain and enforce safety regulations and building code requirements according to OSHA.
- Coordinate the installation of work with Quality Control Plan requirements.
- Coordinates, supervises, manages, on-site trades personnel and subcontractor work.
- Daily management of CMMS (Maximo) Generating workorders, PMs, and schedules. Workflow of all PMs and Repairs in Maximo
Required Experience
Government experience Highly Preferred
- CMMS experience (Maximo) or equivalent
- OSHA 30 or EM-385-1-1 40hours certifications or equivalent safety experience
- Quality Control Experience
- Knowledgeable in Facility Maintenance, Mechanical Maintenance, HVAC, Electrical, Plumbing, General building repairs
- Quoting and proposing work
- A background check is required. Department of Defense Background check through the US Army Reserves
- 6 years Facility Maintenance related experience as a Project Manager or Director
- High attention to detail and quality workmanship.
