Position Overview
The Superintendent is responsible for the coordination and on-site supervision of restoration projects from contract signing to completion of work. Responsibilities include scheduling and coordinating labor and materials, ensuring the quality of work and safety of workers, providing updates on projects, gaining approvals for changes, and certifying the completion of work while meeting the requirements of the building department, project scope and budget.
Responsibilities & Impact:
- Communicate with the Project Manager for any changes or additional work / supplements required and obtain approvals for all change orders prior to work.
- Work closely with the Project Manager to coordinate the pulling of permits, source subcontractors and staff, order materials, and schedule work to complete projects on time and within budget.
- Build mutually beneficial relationships with subcontractors and suppliers
- Direct all field personnel and ensure quality of workmanship to complete projects per the approved scope of work, on time and within budget.
- Inspect all jobs on a weekly basis or as needed for quality control, safety, and compliance with applicable rules, laws, and statutes
- Schedule inspections with the building department and / or mortgage company
- Track projects’ status, complete paperwork, update database, and upload documents
- Submit updates to property owners and the Project Manager weekly or as needed per project
- Work hands on when needed to keep the project on track
- Construct a punch list with property owners and ensure satisfactory completion of projects
- Certify completion of work, obtain signed paperwork, and update system for final invoicing
- Manage the customer experience through the proper setting and monitoring of expectations
- Conduct Job Hazard Assessments and ensure onsite safety through proper engineering and administrative controls, as well as, PPE use.
Additional Responsibilities:
- Ability to lift 50 LBS and occasionally climb ladders, stoop, bend, kneel, and work in extreme hot, cold and humid conditions
- Participate in an on-call schedule for after-hours service calls
- Clean driving record and background check
Requirements:
- Minimum 2-3 years’ experience
- Experience / understanding of major trades processes (mechanical, electrical, plumbing)
- Ability to read Xactimate scope of work and blueprints
- Excellent problem solving, leadership, communication, interpersonal, organization, scheduling, and planning skills
