Duties and Essential Functions

  • Monitor compliance of Association Rules and Regulations
  • Report any violations of the Rules and Regulations that are noticed at any time.
  • Observe precautions required to protect Residents, guests and property, and report damage, theft, and found articles to supervisors.
  • Write reports of daily activities and irregularities, such as equipment or property damage, theft, presence of unauthorized persons, or unusual occurrences.
  • Be familiar with the fire alarm system operations and report all incidents to management.
  • Follow all standards policies and procedures with regards to emergency response by coordinating with Management, Maintenance Supervisor, or Fire Rescue / Police services.
  • Write reports of daily activities and irregularities, such as equipment or property damage, theft, presence of unauthorized persons, or unusual occurrences.
  • Report any and all maintenance items which include, but is not limited to, burned out lights, leaks, broken equipment to the Maintenance Supervisor daily.
  • Maintain and organize the pool area including the furniture
  • Complete daily check list
  • Perform minor maintenance replacement and repair in areas of carpentry, electrical work, AC, plumbing, mechanical, painting, flooring, and other minor building repairs through daily work orders as long as a permit is not required to conduct the job.
  •  Complete all required forms and work orders using KWPMC work order system.
  • Perform casual labor, such as lifting/moving heavy items as directed by Maintenance Supervisor/Property Manager following appropriate safety procedures.
  • Routinely inspect common areas to ensure they are maintained clean and in a aesthetically appealing condition.
  • Report all problems, including items that may not be in list of responsibilities to the Maintenance Supervisor.
  • Clean hallways, lobbies, lounges, restrooms, corridors, elevators, stairways, common rooms (Activities room, fitness center) and other work areas so that health standards are met.
  • Empty wastebaskets, empty and clean ashtrays, and transport other trash and waste to disposal areas.
  • Remove debris from swimming pool areas.
  • Wash windows, walls, ceilings, and woodwork, waxing and polishing as necessary.
  • Keep storage areas and carts well-stocked, clean, and tidy.
  • Prepare rooms for meetings, and arrange decorations, and furniture for social or business functions.
  • Use cleaning chemicals on a daily basis following property safety standards/precautions.
  • Observe all State, Federal and Company safety standards/precautions while performing task in order to maintain a safe work environment.
  • Direct all inquiries regarding all Association affairs to the management office.

Work Environment
The maintenance technician performs their work in a residential environment.  They will need to have the ability to work around chemical cleaning solutions.  Position requires exposure to the outdoor climate and weather conditions.

Physical Demands
The physical demands described here are representative of those that must be met by an employee to successfully perform the essential functions of this job.
The employee is required to walk through out the majority of their shift. The position will require the employee to sit, stand, reach, lift, bend, kneel, stoop, climb, push and pull items weighing 30 pounds or less. The position requires manual dexterity; auditory and visual skills; and the ability to follow written and oral instructions and procedures. Position will require employee to climb ladders, work at heights above ground, be able to detect auditory and/or visual emergency alarms. Noise level in the work environment is usually moderate but can be loud on occasion.

Position Type/Expected Hours of Work
Non-exempt position (hourly) and the schedule will be determine at each property/location to suit the business needs of the community. This schedule may change to accommodate the business needs of the property.

Travel
No travel is expected for this position.

Position Supervision

Employee reports directly to the Chief Engineer/Maintenance Supervisor of the community. If there is no Chief Engineer or Maintenance Supervisor at the site, then employee will report to the Property Manager.

Required Education and Experience

  • Prior experience in a related position
  • High School Diploma or Equivalent
  • The ability to work in a busy, fast-paced environment
  • Must be able to work well in a collaborative environment with various team members in other departments.
  • Must be able communicate effectively with other team members and guests.
  • Must convey a positive and “can-do” attitude at all times, including during high-stress situations
  • Ability to organize and prioritize and the ability to follow oral and written instructions;
  • Excellent customer service skills
  • Employee must be able to communicate effectively in English
  • Must have the flexibility to be able to work to cover a variety of shifts, which include holidays and weekends.

Work Environment
The position will require for the employee to work indoor and outdoors. The position will be located at a property where people reside. Noise level may be moderate to loud.

This is a non-exempt (hourly) position. Days and hours of work will be set by the property and will conincide with the hours of the association. This schedule may change to accommodate the business needs of the property.

Travel
No travel is expected for this position.

Required Education and Experience
• Minimum two (2) years general experience in building trades, repair and replacement maintenance or handy-work.
• Must have the ability to react and address all emergency situations in a timely manner (within 30 minutes). May be called on afterhours for emergencies. Will be required to tend to the emergency at the property if called upon in a timely manner.
• Effective written and verbal communication skills.
• Additional trade experience and certifications may be required at some locations.
