What are the responsibilities and job description for the Development Manager- Special Projects position at Lendlease?
Lendlease and Google have signed a partnership agreement to jointly undertake the master planning, entitlement and development of four new neighborhoods in the San Francisco Bay Area cities of San Jose, Sunnyvale and Mountain View, over the next 15 years, with an estimated end development value of approximately $15 billion.
These four districts will be genuine mixed-use neighborhoods and will comprise over 15 million square feet of office, residential, retail, hospitality and community development space. Under the agreement, Google will focus on the delivery of office components while Lendlease will be the developer, builder and owner of the residential, retail, hospitality, and community components. The project will ultimately deliver approximately 15,000 units of housing (mix of condo, multi-family, co-living and affordable) to a region in need of residential investment. Master planning has commenced and subject to planning approval, delivery of the project is anticipated to begin as early as 2023.
Job summary
The Development Manager (DM) will manage the establishment and execution of the project under the direction of the Project Director/General Manager. The DM must own, understand and be responsible for the commercial outcomes of the project as it relates to the DM’s role.
Key roles and responsibilities for the DM include the following:
W ork with the Project Director/GM to establish and implement the project business plan
W ork with the Project Director/GM to formulate and finalize the Final Development Brief (DB) for the project, and if required, for each stage, in line with the project business plan
S upport the PD/GM to obtain master plan approvals. The DM will maintain or obtain amendments as required throughout the project
M aintain focus throughout project development and execution on the financial parameters of the project (both quantum and quality of returns) to ensure targets are achieved or exceeded
A ssist the PD/GM to continue to monitor the project through to completion
Manage consultant appointments, design development, design, costing, programming, staging, approvals and delivery of the infrastructure, and remediation aspects of the project
Manag e the works within the scope contemplated within the Master Plan, Commercial Assessment and budget
Manage a dministration , governance management and reporting, specifically in regards to the PDA
Negotiate and finaliz e agreements with respect to headworks charges or works
Key Roles
The following statements are intended to describe the general nature and level of work being performed by individuals assigned to this position. They are not intended to be an exhaustive list of all required.
- Work closely with leadership team on a high-profile mixed-use projects from entitlements/permits through construction and setup of operations.
- Coordinate pre-development work such as preliminary architectural and engineering issues, zoning and entitlement issues, local government and community support.
- Work on all aspects of real estate investment and development projects including feasibility analysis, design, construction, marketing and leasing.
- Prepare and submit financing packages including development budgets and revenue projections to support development decisions.
- Prepare updates for regular Investment Committee meetings.
- Perform and/or interpret/oversee financial analysis including updating models with changes that would affect project feasibility.
- Conduct market analysis with key consultants and brokers to determine market positioning
- Prepare and organize strategy and execution for leasing of office and residential components.
- Assist in negotiating legal documents and consultant agreements.
- Compile market analysis and provide recommendations for branding, interior design, finishes and FF&E in coordination with interior designer and marketing consultant.
MINIMUM REQUIREMENTS
- At least 5-7 years related experience in mixed-use, residential, or commercial real estate development.
- Strong financial and analytical skills.
- Ability to manage a variety of tasks within a tight time schedule.
- Ability to analyze real estate from a strategic point of view.
- Experience in Los Angeles market is a preferred
- History of working on commercial/office ground up development preferred.
- Bachelor’s degree, MBA or MRED preferred.
