Project Manager Summary:
Supervises and directs all aspects of a community including maintaining community schedules. Coordinates with other department heads and outside consultants for architectural design and site planning.
Responsibilities
- Responsible for maintaining community and construction schedules, and all other aspects of construction activity and quality control.
- Responsible for coordinating input from Division Executives regarding site and architectural design.
- Supervises and coordinates with outside consultants including architecture, civil engineering, landscape architecture and soils engineering in preparation of required construction applications.
- Provide weekly written reports of progress, trade partner meetings, agency contacts, problem resolution, safety meetings and other reports for efficient project management and control.
- Responsible for the creation and maintenance of site budgets.
- Negotiates contracts for services to be performed by outside consultants such as architecture, civil engineering, landscape architecture and soils engineering.
- Assists in preparing feasibility studies.
- Coordinate DRE Processing and CC&R's. Set up HOAs and may act as a liaison and board member.
- Responsible for securing and exoneration of any necessary bonds.
- Responsible for coordination of model complexes and conditional use permits.
- Responsible for support of the Operations Department during the construction process.
- Perform all other duties as assigned.
Qualifications
- Seven (7) years of related work experience in community development, redevelopment, economic development and/or housing with a public agency, private company or non-profit development corporation preferred
- High School Diploma or equivalent required; Bachelor's degree in the field of Urban Design, Planning, Real Estate, Business, Engineering, Construction Management, or related course study preferred.
- Advanced PC skills, including use of Word, Excel (Spreadsheets), Power Point preferred
- Excellent analytical ability and strong writing skills
- Ability to prioritize and meet multiple deadlines
- Valid, unrestricted driver's license
- Strong motivational, management and organizational skills required
- Interact well with co-workers; excellent communication and interpersonal skills
- Comply with and implement company policies and procedures

- Strong work ethic
- Team player
Physical Requirements:
Requires the ability to work in excess of eight hours per day, operate a motor vehicle, read plans, climb stairs and ladders, walk on uneven surfaces, bend, stoop, reach, lift, move and carry equipment that may be in excess of 50 pounds. This position may be required to operate construction equipment. Finger dexterity is required to operate a calculator and computer keyboard.
