Essential functions
The Occupancy Specialist will work under the direct supervision of the Director of Compliance to execute the qualification of new residents for occupancy and the annual recertification process as it relates to Low Income Housing Tax Credit, 421-a, Rent Stabilization, Affirmative Fair Housing, State and City Regulatory guidelines. This responsibility requires great organization, attention to detail and time management skills.
- Interview and complete income verification for applicants for vacant apartments as well as recertification of existing rental tenants as required by government guidelines.
- Accountable for the re-leasing and marketing of all vacant units.
- Review all pending applications to ensure compliance, accuracy, and efficiency.
- Maintain property waiting list
- Generate and review initial leases/lease renewals to ensure compliance with applicable guidelines.
- Assist with DHCR Initial and Annual Apartment Registrations
- Maintain tracking system for each section 8 tenant voucher holder.
- Maintain applications, traffic and leasing data, move-ins and move-outs activity using Property Management Software.
- Prepare applicants’ files for approval to be reviewed by supervising agency.
- Schedule interviews with applicants who have not submitted required documentation.
- Process HPD PBV Section 8 and LIHTC initial and annual certifications, move-ins and unit transfers.
· Maintain resident files in accordance with company policy & regulatory agency policy.
· Assist residents and applicants with inquiries and questions regarding Affordable Housing Program compliance and availability.
· Perform other related duties and participate in special projects as assigned, i.e. mass recertification projects and housing lotteries.

· Effective oral and written communication
· Strong knowledge of LIHTC, Rent Stabilization, and Section 8
· Licenses/Certifications COS, SCS, or TaCCs
· Proficiency in Microsoft Office applications, such as Word, Excel, Outlook, etc.
Position type/expected hours of work
This is a full-time position. Days and hours of work are Monday through Friday, 9 a.m. To 6 p.m.
Required education and experience
· 2 years’ experience in a position with similar responsibilities
· Minimum two (2) years of comparable work experience in affordable housing and property management.
· Effective oral and written communication
· Ability to interact effectively with applicants, tenants and with all levels of staff and management.
· Flexibility, creativity and initiative to work both independently and as part of a team.
· Strong knowledge of LIHTC, Rent Stabilization, and Section 8
· Licenses/Certifications COS, SCS, or TaCCs, or working knowledge of Low-Income Housing Tax Credits, Section 8, (NYCHA and HPD) DHCR, Rent Stabilization Law, Rent Guidelines Board and Fair Housing.
· Proficiency in Microsoft Office applications, such as Word, Excel, Outlook, etc.
· Knowledge of Real Page preferred
· Adherence to the Federal Fair Housing Act.

Pay: $60,000.00 - $65,000.00 per year
