Job Description
JOB SUMMARY
The Groundskeeper is to assist the Maintenance Technician(s) and Maintenance Supervisor in maintaining the physical integrity of the community. This involves ensuring a safe, secure and comfortable living environment for residents, visitors, and staff. The Groundskeeper will carry out assigned duties in a safe manner and other duties as requested by the Maintenance Supervisor. The Groundskeeper will maintain all common areas and grounds of the community in a clean, attractive condition.
Essential Duties and Responsibilities:
· Inspects the entire grounds daily and removes all trash, debris, pet waste, etc. to maintain the RAM standard for curb appeal.
· Removes trash and remaining items from vacant apartments prior to starting the make-ready process, transfers trash to dumpster or storage area as applicable, and cleans and maintains storage areas.
· Runs the trash compactor every morning and throughout the day as needed, as well as on Saturdays when required by the property. Remove trash; ensure that all trash chutes are clean and free of debris.
· Assists in the maintenance of any plant material on site as directed by the Maintenance Supervisor or Property Manager.
· Maintains and handles grounds and maintenance equipment in accordance with RAM safety rules and OSHA guidelines.
· Secures Maintenance equipment in locked room at end of each day and/or while not being used during breaks etc.
· Completes assigned minor and routine service requests as requested by the Property Manager and/or Maintenance Supervisor.
· In the event of inclement weather, will be required to keep sidewalks and building access areas free of hazards.
· Inspects all common areas by timeframe allotted by Property Manager/Maintenance Supervisor.
· Alerts Property Manager/Maintenance Supervisor of any hazards or safety concerns on the property immediately.
· Pressure washing of breezeways and common areas as scheduled.
Customer Service Responsibilities:
· Communicates clearly to residents.
· Responds to resident service requests and concerns in a timely, professional manner.
· Reads and/or listens to resident requests/complaints in a calm, respectful, and open manner.
· Maintains a complete clean and neat uniform, nametag must be worn when working on any RAM Property including nights and weekends, if applicable. Personal appearance must be clean and neat at all times, according to RAM policy.
· Distributes notices and communications to residents as needed.
· Maintains professionalism at all times while representing RAM, this includes after hour/weekend work, and any property related functions.
Administrative Responsibilities:
· Maintains records of tasks completed as required by Property Manager and/or Maintenance Supervisor.
· Completes all RAM training in time frame specified.
- May assist Maintenance Supervisor with maintaining and documenting onsite maintenance related logs.
- May assist Maintenance Supervisor with maintaining and documenting inventory of the maintenance shop.
Company Responsibilities:

EDUCATION AND EXPERIENCE REQUIRED:
· High school diploma or general education degree (GED) preferred; or six months of related experience and/or training; or equivalent combination of education and experience.

License(s) or Certification(s) :
- Must have Valid driver’s license.
· Current Certifications in EPA, CPO, Mold Class preferred, may be required to become certified within six months of employment.
· Ability to earn future designations as required by Industry standards, EPA regulations, OSHA requirements, etc.
Physical Demands and Work environment:
- Groundskeeper will work both in and outside of apartment buildings and in all areas of the property, including amenities.
- Inside and outside work in all types of weather is required.
- Prolonged or repeated standing, walking, climbing, stooping, kneeling, and crouching is required.
- The ability to frequently transport or move up to 75 pounds variable distances is required.
- The ability to occasionally move objects up to 200 pounds, on wheels, is required.
- The ability to lift, use and move onsite equipment is required.
- The mobility and flexibility to use ladders to access heights in excess of eight to nine feet is required.
- Driving to client and/or corporate locations is sometimes required.
- Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision, depth perception, and ability to adjust focus.
- Specific hearing abilities required by this job include the ability to communicate with coworkers, vendors, and residents.
