Job Summary
We are seeking a Community Manager for a premier, luxury, class A apartment community located in the heart of Sugar House, Salt Lake City. The property is nearing lease up and will feature studio, one-bedroom, and two-bedroom penthouse units. You will not find a more exceptional community in Sugar House! In this role, you will be responsible for managing day-to-day operations of the property including executing financial and operational goals, ensuring the property complies with LPG Residential policies and procedures, Fair Housing, Americans with Disabilities Act, Fair Credit Reporting Act, and any further laws and regulations governing multi-family housing operations.

The ideal candidate is anexperienced assistant manager or new community manager who takes initiative and is motivated to learn and grow –with a genuine interest in multifamily property management. Ideally, we would like someone who is interested in beingin Utah long-term. Strong communication skills are essential and familiarity with Entrata or other PMS is a plus.
Responsibilities
- Meet targeted revenue by implementing revenue management strategies, collecting rent and fees in a timely manner, making bank deposits and preparing weekly and monthly reporting.
- Manage and review property expenditures to stay within the constraints of approved property budget.
- Perform all sales and leasing activities including processing applications, apartment tours, criminal background check, credit screening, and all other areas of resident lease signing and move-in.
- Utilize PMS (Entrata) to track apartment availability, traffic and lease activity, and resident and prospect information to synthesize information about existing and potential residents.
- Stay informed of market trends and comparable property data that may impact property performance and drive the strategy for marketing, specials, concessions and any other policies to improve property performance.
- Follow up with any residents and prospects to ensure satisfaction and help secure new leases, renewals, and generate traffic.
- Complete daily inspections of leasing lobby, corridors, tour path, and amenity areas to ensure the property meets LPGR expectations for show.
- Assist with all other aspects of on-site property management determined by LPGR's policies and procedures.
What We Are Looking For
- 3 years of property management experience is required
- Experience with Class A is a plus
- Strong oral and written communication skills, and attention to detail
- Organized, able to set priorities, meet deadlines, and able to multi-task
- Able to both take direction and show initiative as appropriate
- Dedicated to the field of real estate property management and operations, enthusiastic approach to professional responsibilities
- Leasing experience is essential and maintenance experience is a plus.

Pay: $31.25 - $35.00 per hour
