CUSTODIAN
SCOPE AND PURPOSE
Under the direction and supervision of the Property Manager, serves as the point of contact for janitorial services on the property and is responsible for cleaning and maintaining the building(s) in a superior condition. Perform duties in an efficient and timely manner. Treat residents with dignity and respect. Provide excellent customer service to the residents.
DUTIES AND RESPONSIBILITIES
Ensure all common areas (lobby, first floor hallways, elevators, community room, laundry room, stairwells, etc.) are clean and orderly every day to include vacuuming carpets, cleaning floors, dusting, polishing furniture, cleaning window glass and emptying trash cans;
Clean restrooms daily to include sweeping, mopping, dusting, cleaning: mirrors, sinks, and commodes, adding toilet paper, towels and soap to dispensers as necessary and remove soap scum below the dispensers;
Clean laundry room daily to include mopping, checking lint traps in dryers and removing lint as necessary; Wipe down tops, sides, lid and the tub of the washer and dryer; Wipe the tables used for folding clothes; Monthly, wipe down walls behind the machines and vacuum behind washers and dryers and remove items that fall between and behind machines;
Assist Maintenance if needed in removing trash from trash chute and in disposing of trash as needed; Deodorize trash room;
Clean the Community Room after events and assist as necessary in setting up tables and chairs before events and stacking them after events;
Shampoo carpets and wax flooring in common areas as directed by the Property Manager;
Clean residential hallways as directed by the Property Manager to include, vacuuming, dusting, polishing furniture, cleaning floors and windows;
Clean walls in common areas on an as needed basis and spot cleans spills in the common areas when they happen;
Take out trash and straighten out offices daily and at least once a week vacuum, clean floors, windows, dust and polish furniture;
Report any leaks identified in plumbing fixtures in common areas;
Sweep building entrances and walks daily;
Clean smoking areas daily to include emptying ashtrays;
Wipe down exterior furniture weekly and perform thorough cleaning twice a year;
Inventory all janitorial supplies monthly in accordance with the guidelines in the Site Procedures Manual to support the Property Manager in maintaining the inventory control system and in ordering janitorial supplies so that the property has the supplies necessary to maintain the building and the dwelling units;
Assist maintenance technician with maintenance responsibilities as requested;
Update the janitorial schedule weekly;
Other duties as assigned.

QUALIFICATIONS
Must have a minimum of two-years years hands-on working experience in apartment or building janitorial services, or other related skills.
ESSENTIAL JOB FUNCTIONS
The Custodian must: i) have the vision to be able to read printed materials, smart phone screens, computer screens and to make visual inspection of building and grounds; ii) be able to communicate in person and over a telephone; iii) be able to handle, feel and reach; iv) possess strength, stamina and mobility to perform physical work in and out of doors in all weather conditions; v) be able to frequently walk, sit, stand, climb, kneel, bend, stoop, and crawl; vi) be capable of using varied hand and power tools; vii) be capable of working in elevated areas to include on ladders and on roofs; viii) be able to lift and move materials and equipment weighing up to 50 pounds and heavier equipment with the use of proper equipment; ix) work in conditions of strong paint or cleaner smells; x) be able to work in setting with continuous interruptions and background noises; xi) be able to work under stress of meeting demanding deadlines, changing priorities and conditions; xii) have ability to keep calm and remain professional with residents and staff in high pressure and emergency situations; xiii) be able to analyze problems and develop solutions; xiv) be available outside of normal working hours (evenings and weekends) for emergency calls/work as needed; xv) be available to occasionally travel to other properties/locations for training or provide support; xvi) be committed to excellence and personal integrity.
