What are the responsibilities and job description for the DIRECTOR OF BUILDING SERVICES position at Mather Place?
We are looking for a Director of Building Services to join our team to assure that all community buildings and associated computerized, mechanized and manual equipment and operating systems, as well as the campus grounds are consistently maintained in good; safe, operational condition and working order through timely preventative maintenance and proactive follow-up.
This opportunity is full-time and onsite for Mather Place in Wilmette.
ESSENTIAL FUNCTIONS
- Select, train, schedule, supervise, assign work, and manage performance of maintenance, housekeeping, and laundry staff. This includes completing work on time and budget, and ensuring the Community is tour-ready at all times.
- Manage timely completion of all resident and staff maintenance requests and work orders.
- Oversee and perform routine preventive maintenance of all community buildings, equipment and operating systems.
- Oversee the scheduling of apartment renovations.
- Prepare and manage departmental operating budget and reports; community Capital budgets and reports; establish and maintain necessary departmental historical records.
- Coordinate and conduct periodic fire drills and oversee regular testing of fire and life safety systems in accordance with regulatory requirements and company standards.
- Provide expertise and assistance for all emergency repairs and complex system problems.
- Maintain sufficient inventories of all necessary operating supplies, materials, and equipment.
- Lead safety committee.
- Oversee and participate in preparation or renovation of all apartments and villas for resale, resident inspection, and move-in. This function may also include coordinating outside contractors and vendors on behalf of the community or new resident.
- Oversee and participate as necessary in the campus landscaping and daily landscape maintenance and snow removal (if applicable).
- Schedule and coordinate outside vendors/contractors
QUALIFICATIONS AND SKILLS
Required:
- Must have good organizational, interpersonal, communication and fiscal management skills.
- 3-5 years of progressive supervisory experience.
- Practical knowledge of Life Safety Codes; HVAC, building construction, plumbing, electrical, and refrigeration systems; and preventive maintenance systems and software programs.
- Intermediate level proficiency of Microsoft Office programs and ability to learn new software programs.
Preferred:
- College degree or equivalent work experience; or equivalent in trade certifications or trade school diploma.
