McKinley is seeking a qualified Maintenance Supervisor for one of our apartment communities in the Ann Arbor/Ypsilanti area.
In our business, our customers live with us and trust us to take great care of their homes inside and out. That’s where you come in! As a Maintenance Supervisor at McKinley, you will be responsible for ensuring our residents have friendly, fast, high quality maintenance service for their homes. You and your team will interact with residents in their homes and throughout the community. This includes anything from emergency plumbing repairs to picking up trash on the grounds.
You will also be responsible for organizing and preparing in advance for apartment turns. You must ensure every apartment is ready for our next resident on time, within budget, and in great shape. “Clean and Perfect Working Order” rules our world when it comes to turns. Not everything will be brand new and in fact some of our communities are 50 years old and will definitely require creativity on your part to find the best solutions for needed repairs.
This position is in Michigan, so there will be snow! You will be responsible for planning and executing snow and ice removal to keep our community roads and sidewalks safe and passable for our residents all winter long. Additionally, you should be available to work on weekends and willing to help fill in for our on-call needs.
Summary of Responsibilities:
- Ensure fast, friendly, and high quality maintenance service for our residents.
- Provides strong technical guidance and leadership to a staff of maintenance employees, ensuring that all company policies, procedures, and practices are consistently followed.
- Establish daily, weekly, and monthly priorities for your team.
- Maintain an organized and properly stocked maintenance shop to ensure the highest levels of efficiency, productivity, and cost savings.
- Ensure preventive maintenance, repair, and cleaning for all community buildings, amenities, vehicles, and equipment is addressed in a timely, proactive basis.
- Schedule outside vendors for contract work as needed.
- Work with vendors to obtain competitive quotes for equipment, parts, and services as required.
- Ensure workplace safety through the enforcement of all applicable safety rules and requirements.
- Schedule and participate in emergency on-call shifts and after-hours maintenance to include winter snow and ice removal.
Requirements
Position Requirements:
The ideal candidate will possess a minimum of seven years of related experience and/or training; or equivalent combination of education and experience, certification/licensure in HVAC / Universal EPA; (certification in refrigeration, electrical, plumbing are also preferred). Experience supervising 4 team members. A valid Driver’s License is required for this position. Previous property management experience is helpful, but not required. For this position, it is required that you walk throughout the community. A golfcart is not provided.

Pay: $55,000.00 - $60,000.00 per year
