Primary Job Duties and Responsibilities (Essential Job Function)
Provide MidAmerican Energy Company documentation support for the permanent retention of easements, permits and other real estate agreements. Provides processing support to modify easements, document encroachments and make lease payments.
Typical Duties
Communicate with right of way agents, gas, and electric engineers, and customer project coordinators regarding existing company facilities, which relate to the safekeeping of land and/or property rights.
Review right of way documents, permits, and leases. Obtain land title information from courthouses, title companies, and/or other sources.
Research data to determine existing property rights and prepare documents and agreements required allowing specified encroachments. Research data to determine existing property rights and prepare documents necessary to define and modify existing open/blanket easements.
Process and track recording of easement documents with the applicable county agency.
Examine, analyze and report on existing easement rights to right-of-way agents, customer project coordinators, design techs and engineers.
Responsible for ensuring timely lease payments, railroad payments and other invoices as necessary.
Responsible for the update of land and property records and database and document retention.
Perform any additional responsibilities as requested or assigned.
Associates degree in business or related field; or equivalent work experience. (Typically, three years of related, progressive work experience would be needed for candidates applying for this position who do not possess an associate degree). Bachelor's degree preferred.
Three to four years of related experience with a working knowledge of land rights and titles, survey descriptions, and legal and engineering terminology.
Effective oral and written communication skills.
Excellent computer skills with Microsoft Office products, especially spreadsheet and database applications.
Effective analytical and problem-solving skills. Ability to prioritize and handle multiple tasks and projects concurrently.
