We are seeking an experienced Maintenance Supervisor for a property in Prince George's County, The Maintenance Supervisor will be responsible, under the direction of the Property Manager, for the overall maintenance operations and supervision of maintenance staff of the physical property. Above all else, the spirit of teamwork and cooperation with other team members will not only improve the job you do but enhance the entire work experience.
Duties and Responsibilities:
- Oversee all work associated with the upkeep and maintenance of the building and grounds.
- Physically walk and inspect property on a regular basis, including vacant units. Conduct property inspections, including move in, housekeeping, and grounds in order to assure adherence to established standards.
- Ensure service requests are responded to within 24 hours and communicate with the resident when the issue cannot be resolved in a timely manner.
- Supervise the service team and ensure that each team member is performing all job responsibilities to their fullest potential and communicate any performance issues to the Property Manager immediately.
- Be available at all times either personally, or through other site personnel, for emergency calls and respond to those according to policy on after-hour emergency calls.
Skill Requirements:
- Knowledge of property management policies and procedures as it relates to maintenance operations.
- Knowledge of RealPage products preferred, including OneSite and Ops Technology.
- Possess strong multi-tasking and organizational skills.
- Have a complete understanding of Fair Housing and knowledge of other laws that apply to property management, such as Fair Credit Reporting Act, Americans with Disabilities Act, Landlord Tenant Law, OSHA Standards, local and state building codes.
- Communicate effectively, both verbally and in writing.
Position Requirements:
- Education: High school diploma or GED.
- Experience: Minimum of three years of maintenance experience in multifamily - residential property management
- Experience: Minimum of three years of maintenance supervisory experience.
- Experience managing over 800 units
- Physical: Ability to lift, push and pull and carry up to 50 pounds. Physical elements of the job may require frequent standing and walking, squatting, reaching, stooping, climbing stairs/ladders, balancing and carrying.
- Valid driver's license and reliable, personal automobile for local job-related travel.
- Possession of tools needed to perform routine maintenance tasks.
- Formal training or experience in the following areas required: carpentry, plumbing, electrical, painting, refurbishing.
- EPA Certification required.
- Certified Pool Operator (CPO) and/or Certified Apartment Maintenance Tech (CAMT) preferred.
- Able to travel and stay overnight.
