Maintenance/Make-Ready/Porters are essential for maintaining our high level of customer service as well as the cleanliness and marketability of the community to renew and secure new leases.
There’s no boredom with this job, as your varied duties as the key support to our maintenance manager includes keeping your community operating smoothly and according to safety standards while ensuring the timely and accurate fulfillment of all maintenance requests and repairs.
Job Responsibilities:
- The make-ready technician's primary responsibility is to ensure that all vacant unit are thoroughly restored to "market ready" status in a timely manner and according to the manager's timetable.
- Ensure all maintenance requests and repairs are made correctly and in a timely manner
- Maintain an organized, clean and safe work area
- Assist maintenance manager with monitoring inventory of parts and supplies at appropriate levels
- Maintain superior customer service relationship
- Communicate effectively with residents, fellow associates, vendors and supervisors
- Work with maintenance manager to maintain effective preventative maintenance program
- Work with property manager to adhere to budget guidelines
- Ensure adherence to the company's safety and hazard communications programs, policies and procedures
- Work with maintenance manager to ensure physical condition of community is maintained according to company operating and safety standards
- Work with maintenance team to ensure excellent curb appeal at all times
- On-call, after-hour emergency service will be required
- Other tasks or duties as assigned by supervisor
Experience
- One to two years' experience in community management maintenance, other building maintenance or related trade. Renovation experience may be required for older properties built 5 or more years ago
Physical Requirements
- Hands-on repair and maintenance work constitutes majority of time and duties
- Must be able to move up to 50 pounds variable distances; mobility and flexibility to use ladders to heights in excess of 8 to 9 feet; ability to work outdoors in temperatures above 90 degrees or below 32 degrees Fahrenheit
Licenses/Equipment
- Valid driver's license and current automobile insurance is required; position requires own vehicle to fulfill all of job’s functions
- EPA certification Type I and II, preferred
- Own set of basic hand tools; tools not provided by community
- Appropriate safety equipment and apparel that includes proper footwear, such as work boots
