 AREA OPERATIONS

  • Overall ownership and accountability for the Area team and physical appearance, safety, cleanliness, quality control and compliance of the Area portfolio.
  • Oversees the day-to-day maintenance and janitorial operations of the area including but not limited to work orders, curb appeal, cleanliness, safety, and reporting. 
  • Regularly walks community (completing written documentation of findings at least quarterly with Property Manager and monthly solo, to identify issues related to maintenance, life safety, and conditions that are reasonably likely to lead to property damage.
  • Prioritizes and reports, in writing, issues of life safety and conditions that may lead to property damage to the Property Manager and Regional Manager. If the situation is not resolved in a reasonable timeframe, submits a written report to the Director of Facilities.
  • Walks and ensures all RTS units are acceptable and rent ready.
  • Effectively manages vendors to ensure high quality and timely completion of work.


FISCAL MANAGEMENT

  • Manages expenses closely and within budget, communicates any overages in advance, actively pursues expense savings.
  • Monitors hours per work order from maintenance team.
  • Actively participates in budget preparation for properties in your area.

 

LEADERSHIP/PERSONNEL MANAGEMENT

  • Effectively manages personnel throughout their employment lifecycle. This includes candidate selection, onboarding, career planning and development, accountability and performance management, and recognition.
  • Interacts productively with coworkers, and other Area Managers, and residents in a professional and considerate manner. Quickly escalates matters of concern to Director or Regional Manager.
  • Always maintains a professional appearance.
  • Accepts responsibility for the success/failures of the area.
  • Actively provides coaching and additional training (hands-on technical as well as administrative duties) for associates; ensures required training has been completed.
  • Actively fosters a culture of teamwork and cooperation among associates.
  • Holds associates accountable for the quality of work and timeliness and details of service.
  • Complies with requests from HR/Payroll and all other corporate departments in a timely manner.
  • Coaches staff regarding opportunities for growth and improvement.
  • Participates in annual performance reviews.
  • Delegates tasks and responsibilities to appropriate associates and establishes priorities.

 

CUSTOMER SERVICE/MARKET KNOWLEDGE

  • Maintains the highest level of customer service for residents, vendors, and corporate departments.
  • Responsible for ensuring that the physical appearance of the community complies with company standards.
  • Ensure work orders are completed within:
    • Emergencies / Priorities – 24 hours
    • Routine Work-orders – to be completed within 48 - 72 hours of receipt
    • Ensures quality work is performed by team, and follow up is completed

 

ADMINISTRATION/OTHER DUTIES


  • Adapts to change and follows instruction.
  • Receives constructive feedback in a professional manner.
  • Completes property reports in a timely manner.
  • Proficient in computer/mobile device applications and usage as it relates to any job requirements.
  • Completes all company required training in a timely manner.
  • Compliance with company standards as defined in the Human Resources Policy Manual, Operations Playbook, and applicable laws, e.g., Fair Housing, Landlord Tenant, Local Building Codes, OSHA, and EEOC.

 

SCHEDULE

  • Daily
    1. Review outstanding work-orders / special janitorial assignments
    2. Review units coming soon
    3. Review staffing assignments and timely performance
    4. Evaluate total business for the day
    5. Inspect RTS units and other facility matters as they surface
    6. Tour properties
  • Weekly
    1. Check in with Property Manager
    2. Review larger projects (Turns, Capex)
    3. Review payroll and accountability (bi-monthly)
  • Monthly
    1. Review costs
    2. Report on KPI’s
    3. Team development conversations
