Nassau University Medical Center currently has a unique opportunity for a Superintendent of Building Operations and Maintenance.

In this role you will:
Manage the overall maintenance and operation of all campus utilities, hospital buildings, including patient care facilities, administrative offices, research centers, resident housing complex, and other ancillary facilities. Interface with facility construction and renovation projects.

Specifically, you will:

· Plan, organize, and assign the work of supervisors of groups of building trades; heating, ventilating, air-conditioning, and refrigeration; mechanical; electrical; and plumbing personnel.

· Implement all phases of large-scale building maintenance and repair programs.

· Supervise and inspect specific maintenance and repair projects and ascertain that completed work meets departmental standards for adequacy and quality.

· Participate in the development of new and revised maintenance policies and procedures.

· Consult with contractors and officials pertaining to building construction and associated facilities.

· Prepare and supervise the preparation of reports, budgets, and records.

· Prepare for and conduct regulatory agency inspections (CMS, JCAHO, NYSDOH, NYSOMH, NYSDEC, NCFM, etc.). Develop and implement associated POCs.

Skills:

· Extensive knowledge of modern principles, practices, techniques, maintenance, repair and equipment used in high pressure steam systems; heating, ventilation, air-conditioning systems; plumbing distribution systems; and high voltage electrical distribution systems and emergency power systems.

· Extensive knowledge of the principles, practices, techniques, and tools of the mechanical and building trades.

Qualifications:
Bachelor's degree from a regionally accredited or New York State registered college or university with major coursework in mechanical, electrical, or civil engineering
and six years of satisfactory experience in all phases of high pressure steam heating, refrigeration operations, ventilation, and air-conditioning maintenance and repair and in building and mechanical maintenance and repair and alterations in a large building complex, of which four years were in a supervisory capacity.

NOTE:

Experience, as outlined above, in excess of the six-year requirement, may be substituted for college education on a year-for-year basis up to a maximum of four years.
