Summary Duties and Responsibilities:
Performs a variety of duties related to permanent and temporary resident relocation including educating residents about their relocation opportunities, alternatives, rights, and responsibilities; presenting relocation information at community-wide meetings; meeting with residents one-on-one; working with moving companies, utility companies, apartment managers, construction staff, neighborhood hotels, etc. to ensure a smooth relocation process for residents; conducting community surveys; supporting residents with completing any documentation necessary; drafting, coordinating, and presenting communication in buildings undergoing modernization and rehabilitation; and serving as a liaison between the affected resident communities, project leads and the community at large.

Essential Functions and Work Duties: *
The Relocation Specialist fulfills the following essential functions under the direction of the Director of Resident Services and in collaboration with other NHI staff, HAND Property Management, residents, and collaborative partner organizations. Additional work functions and duties may be assigned.

Work closely with HAND Property Management, Project Managers, Property Managers and site management staff to communicate the relocation plans and strategies to residents of communtiites undergoing improvement projects or the development of new properties.
- Perform community outreach functions including door-to-door surveys to assess resident needs and project impact. Work with team members to plan, coordinate and assist households during the relocation and construction process.
- Plan and execute relocation activities in accordance with individual needs of residents of affected properties, including arranging temporary or permanent housing, food vouchers, transportation assistance, and other relocation benefits.
- In coordination with all project leads including site management staff, conduct informational resident meetings related to the schedule, scope of work, impact of day to day living at the property; make presentations, answer questions and explain policies and procedures; and provide follow-up to residents and their advocates to ensure concerns are acknowledged and addressed.
- Communicate and respond to the needs and questions of residents prior to and during the construction and relocation phases to assist in making this process a smooth one for all residents. Develop and distribute informational and educational materials related to assigned projects and deliver informational updates to residents of affected properties; update communication boards/bulletins and distributes newsletters.
- Stay abreast of all changes in construction schedule/scope, update the relocation schedule, and draft and distribute updated resident notifications accordingly.
- Maintain working relationships with the construction contractor, moving companies, and NHI and HPM staff to ensure that relocation is carried out on schedule and on budget.
- Work with moving companies and vendors to minimize damage during all moving sessions; track, verify and participate in resolving damage claims; work with site staff to coordinate pest control inspections of all households and coordinate treatment when necessary.
- Appropriately respond to and problem-solve emergency relocation issues with vendors, residents and the project team during the execution of a project.
- Provide other assistance and administrative support to Relocation Manager and team, site management, construction contractors, and residents.

Education and/or Experience: *
- Must have a Bachelor's Degree or a high school diploma or equivalent with two years of college-level course work in social work, social services, or a related field and a minimum of three years of increasingly responsible experience in the social services field.

Physical Requirements: *
- Stooping - frequently bending body downward and forward by bending the spine at the waist, requiring full use of the lower extremities and back muscles.
